Oceanview 1 bedroom in Mulege $75,000.
Spectacular ocean and river views! Located in Loma Azul for those of you who know Mulege and want a nice 1 bedroom 1 bath home at the top of the bluff
overlooking the Mulege River and Sea of Cortez which is a short 150m walk along the river road. Great rental property or personal residence.

Cute place--- is it titled or leased land?
However, in the second photo, that kitty cat does not look like he is going anywhere---He seems to be quite content. :-)

It's land we've owned for 8 years and is purchased from the Ejido through Notario 20 and they have issued an Escritura which states it's been
purchased from the Ejido. This is a legal binding document, states that when actual legal titles are issued they are legally bound to cooperate in the
title process. the buyer will hold title through either a fideicomiso(bank trust) or in a Mexican corporation. Very legal and binding.
The kitty is living happily with us wherever the winds of fortune take us.

Any informed comments about this real estate arrangement? I'm puzzled by it. I don't know, but I thought the government owns the ejido land and
therefore it's not something the members of the ejido can sell until and if titles are issued. I have heard of other folks in the Mulege area buying
ejido land. It seems like it's not unusual in that area.
I like Mulege and would like a winter home there but I can't afford the expensive places on leased land and playa El Burro type houses are not for me.
I'd like to have a concrete block house with a strong roof.

This is a train wreck. You own nothing. Foreigners are not allowed to own ejido property and the ejido cannot sell that property until it has been
converted to "Domino Pleno" . This is a long process, which requires a survey of the property, a subdivision into individual parcels and the approval
of the Agrarian Court, for one thing. The contract of "cooperation" in the title process is not worth the paper it is written on. In addition, any
ejiditario has a legal first right of refusal to buy the land when it is privatized.

Mago's Coffee and Sweet's
Yes, that was my wife, Margarita, and I. We realized Mulege had enough restaurants. Scotty took it over and is the right guy for the biz. We moved
around the corner across from Agua 2000 and have a thriving bakery "Mago's Coffee and Sweet's" where you'll find free WiFi, good coffee and
cappuccino's, and some of the best bakery good's anywhere. At least that's what people tell me on a daily basis.
