According to this website you should be able to renew your FMM without leaving the country and returning, but some immigration offices are reluctant to do so.

I wouldn't trust any website other than the official Immigration site
Go to your nearest INM office and ask about renewals

Peter has answered my question: "Come what may, however, the maximum time you can stay in Mexico on one
FMM is 180 days. Extensions beyond this period are not possible. You are still able to spend longer in the country, but you will first either need to
apply for another sort of visa (a complicated and costly business) or, more simply, just leave the country and come back in for another 180-day
visitor permit."
I'm near La Paz - so it seems my best option is to fly to TJ to obtain the new FMM and fly back to LP. The big question: can I do it in a single
day??? I'm guessing not - which makes it much more of a hassle and expense.

Hey, Panda...
One of the requirements of obtaining a Mexican Residency visa is to obtain an FMM when entering Mexico. This FMM will need to be turned in to the INM
office where you will be applying for residency status.
Make sure the FMM has the "CANJE" checked on the face. You will more than likely have to tell the INM person at the border to check it, or they will
automatically give you the 180 day FMM, which will do you no good at the INM where you will be applying for the residency status.
The "CANJE" FMM is a 30 day temporary visa, and you literally will have only 30 days to do your residency application, so time is of the essence.

No response because there is no such thing. You can't replace FMM with another FMM without leaving the country.
