2 BDRM Beach Palapa Mexico- Turn Key/Kayaks/ Trailer Included (Mulege Baja Sur)


I am the owner of this palapa. Purchased in 2003. Many memories and incredible sunrises/sunsets here in Baja. Selling due to family illness. As you can imagine, over 25 years of beautiful art decor and kitschy furniture throughout the rooms (some here at time of purchase). Many upgrades such as Wi-Fi satellite, solar panels, stove/oven, double refrigerators, walk in and enclosed hot/cold shower, etc. Prime location for all water activities, palapa is located 10 meters from high water mark. Cactus trail hiking behind palapa. My wife and I own two ocean kayaks and a 1970's style trailer that are all included as well (one of the two bedrooms listed here). As mentioned above, 'turn key', therefore everything currently in the palapa is included. Some additional specs:
Land is owned by the federal government. No one-including mexican citizens, are allowed to own land within 10 meters from high water mark:


-Annual rent is $4,000 USD

-Located on Concepcion Bay

-12 miles south of Mulege/town

-Very active social life and respectful/friendly neighbors

Exactly where is the casa located


I live in Mulege so I have some knowledge of the area. You mentioned Concepcion Bay, which of course is huge, but not the specific beach. Can you narrow the location down to a beach or a GPS location please.
