Seems like a nice place. But one's "Baja lifestyle", would change significantly if they suddenly started running a hotel. It isn't passive income- it requires a lot of work to run a rental business successfully. And the buyer would have to be a Mexican citizen, a permanent resident, or a temp. resident with permission to work in order to legally run the business.


It's great that there's a direct booking website and client base the seller is willing to hand over, but if it is listed on Airbnb, and many bookings come through them, prospective buyers of any investment property should be aware that listings are non-transferrable. A new owner would have to start the listings over from scratch, with zero review history, any upcoming bookings made through that platform under the seller's account will be cancelled, and no access to past guest contact info. (Unless, of course, the seller provides this info to the buyer)

Sounds like a good opportunity for someone who would like to make an income from a business based out of where they are living, though, and are the type of people who would enjoy being in the hospitality business.
