Mike, if you are more serious than a tire kicker, these questions have relatively standardized answers which are your responsibility not the sellers.
More so since they are part of any sale they wouldn't normally determine or change the value or desirability of one home versus another.
Consider making calls to a few notarias in the region which you may choose yourself as the buyer to ask them what the charges are for an estimated
sale of a home at 100k or 200k or 300k and name a region, as the relationship with a Notaria and Bank for Fidi is between you and them not between you
and the seller. The numbers depend on some questions only you can answer.
If you are serious about buying you should have a relationship with a Notaria that you have interviewed and established to understand and agree on
these costs in advance.
You can also do a search on fidis and closing costs to determine what others paid recently.
Energy use is specific to individual users, etc... Some people use $1000/month of power and some use $10. You can make a chart and estimate your
energy use, noting the devices you would like to use and the amount of time each day along with expected AC use if any.

i am NOT the potential buyer - i am getting answers for an interested party.
but now i know who the sellers are, and my buddy helped BUILD that home 40 years ago and has known them since he had his OWN home at Socorro and flew
in for years - had a place there for 30 years.
that property is out of my league. regardless it is asking too much in this very soft market.
but for those with $$$ they won't care if they like it.
me - i like homes with tires and 3 dogs under the porch.

Mike, You asked the question? But you know the answer? Hmm. You are smart!
Generally, the seller can not quote you accurately since they are not the provider of the transaction. The Buyer engages the Notaria and the bank and
pays the fees not the seller.
If someone is interested in a Mexican home, the costs of the fidi, the transfer etc... are hardly significant in the big picture when compared to the
USA.
Reminder, there is no such thing as RE agency in Mexico, when someone calls themselves a RE agent in Baja they are setting you up for some unnecessary
costs with no binding laws or fiduciary responsibiltiy. From my perspective when 'agents' are involved the price and the costs doubles or triples.
Since you keep asking why not look into it yourself and when you pass through next time visit more than one notaria to interview them about the costs
and you will not only learn but build a relationship which will come into play to your benefit in the future sans agent.
At some point you will come upon a property that meets your budget and you will want to be ready to jump.

Right on, apparently I do know the ropes, I visit the notarias regulary to find out the trends, and I hate to see people get ripped by these agents
who don't seem to know much and only make things worse.
Remember, Mexicans have very little experience to no experience in circumstances that affect gringos, so don't look to Mexican to explain fidis,
transfers, taxes etc... when the best person would be a gringo friend!
At the moment, I can see there are great deals up and down the coast direct-but the sellers need to know you and like and want you as a neighbor and
those offered by agents are listed at prices in the stratosphere that do not reflect the true market. Most so called agents here with US experience
are US agents who ran away from the US housing bubble-that's their expertise!

cool - i just got a note from my amigo at El Socorrito that there are 8, count 'em - 8 properties fro sale there NOW.
Pescadero is out of my league....but i am starting to think in this buyers market there is no time like the present to buy mex property....
the only thing is.....Cortez or pacific?....
too hot summers or cold dreary winters....???

if you want economical property, good time to buy in US,... and title is more secure
also, it's safe bet that US RE prices will increase as economy improves. in mexico, RE is not an investment, who knows if you will keep title or
realize increase in value?? if RE value does increase, probablity of title being stolen from you increases with value.

if and when i get something other than an RV lease....it will regardless based on the premise that if all goes to crapola i can afford to walk and
laugh....or cry - but have other options.
