Mag Bay Area Development ?


Anyone know anything about this ?

I can think of a few reasons not to own down there...

1. Flies...alot of flies.
2. Mexican army patrols in the channels.
3. Gringo hassles in Constitution.
4. Hurricanes ripping through the area every few years.

This refers to my compañero Waterkeeper, Julio Solis-

"Unfortunately, Magdalena Bay faces a host of threats including urban and industrial pollution, poaching and overfishing, and destruction of habitat from massive scale tourism development. On December 14, 2005, developer Magdalena Secret submitted a document to the General Directorate of Risk and Environmental Impact to assess the environmental impacts of nine hotels, two golf courses and a series of tourism-related developments slated for construction. This development was planned for an area of critical mangrove and dune habitat.

Despite threats to his life and a process that allowed no public commentary, Vigilantes and researchers reviewed the environmental impact statement and discovered grave impacts to the environment, along with erroneous and deficient information. Julio pursued the matter with the government and held meetings directly with the developers. As a result, plans for the project were rescinded late last year. This campaign was a tremendous victory in the protection of the Bay and has provided momentum and hope to other communities fighting against a rising tide of inappropriate development in Baja California."

interesting. I found the following on the internet, posted by the wife of the investment salesman in Feb. 2010, and they state construction will start in March 2010. (Note the spelling of "Baha" - geez). There is very little info online about Ed Eudis; Casey Adamson also appears to be connected to the property investment biz.

Magdalena Bay
Wednesday we headed up to Magdalena Bay, with Ed, to check out the property for the resort he is building called Magdalena Secret. The permit for building has officially gone through and the building starts at the beginning of March. Spencer got to see it last April, so I was pretty excited to see it for myself. one word. Wow.

So, it's about a 4 hour drive north of Cabo. We get to drive through Todo Santos and La Paz, and then we stay the night in Constitucion. . . . The property that Ed owns at Magdalena Bay is, right now, a 40 minute drive through a cactus jungle, on a dirt road. And then there is the exploration of the property which covers 2 miles of undiscovered beach and 900,000 sq.ft of land. ( I can't remember the acreage). So we decided to start early the next morning and spend the day there. . . . The plans Ed has for this place is truly exceptional. The villas, bungalows, and casitas that are going up, will be first class, 5 star, GRADE A, top of the line, choicest places on EARTH to spend any vacation. And I can't wait to live there.
p.s. There are a few more lots for sale. FYI. If you purchase one, your return on investment will be 1.2 million dollars in 10 years.

I emailed Casey Adamson and asked a few questions. Here is his reply.

"Thank you for the email. I have broken down your questions to make sure that I have answered them all:

Hello - learned about this plan.
How and where did you learn about us? We are currently using a few different marketing tools. I am curious as to how exactly you came across our project.

Do you have all environmental reports, reviews and clearances?
Yes. It took us around 5 years.

Isn't this an important turtle hatchery region?
This area has five endangered turtles, none of which lay eggs on our approved area.

Do you have sewer, water, trash disposal plans as well?
Yes
If so, what are they?
Our sewer is a complete self-contained unit that treats water to 98% affluent and is reused on our landscaping.
Water is sea water de-sal plant is a powered by solar and wind.
We are completely off grid. Solar, wind. and small back up generators planned for each unit.
Trash will be separated and recycled.

Is this project "sustainable" in the sense that any development of this size in an ecologically sensitive habitat such as coastal Baja California should be?
Our goal is to be completely "sustainable" and a model development for future construction in Baja. In addition we desire to work with environmental agencies to help clean up and assist local officials to patrol misuse. We hope to work with several environmental agencies to come up with a sustainable plan for the estuary's and bay regarding sport fishing, protection of endangered species, creating new habitat for nesting, hatcheries, and land erosion. If you know this area for years abuses have taken their toll.
