Heat may be an issue, if you are not right on the beach. I visited a school several blocks inland and they were just baking all the time and
desperate to get a covered recreation area.

There are just too many areas in and around Ensenada to mention here. My suggestion would be to rent while you shop. That's the only way you will
find what you want.
In the WalMart area, for instance, two blocks would be the difference of heaven and hell.
I assume you're looking to own the land rather than rent/lease.

I second Dennis's suggestion. Come on down and rent a place for a while and get the "lay of the land". Talk to ex-pats and get their ideas and
opinions. Take your time. Now is a great time to be a buyer.

A lot of that is Beach Camp rental land. Be careful.

In fact, yes it is, Terry. The map projection shows the road going along the beach all the way to Chapultepec.....that would be around Estero.
There's a lot for sale along that stretch, but getting full disclosure from a seller would be impossible.
I really hate it when I see a buyer get burned on that type of deal.

I like the north side of Ensenada between the harbor and the toll road toll booth. The residential neighborhoods on the hillside overlooking the
harbor and city are real nice. But there are many good neighborhoods in Ensenada.
I don't know about house prices in Ensenada, but 80 to 90K doesn't buy much in Playas de Tijuana.

Same thing here. There's still a real estate market for Mexicans since they arn't too involved in the mortgage side of the business.

Hi. I have been looking in that area a bit, and more just south of there. For $80 or $90 k., I would have assumed that you were willing to lease the
land, because I suspect that anything with an ocean view (and land), regardless of how close it might be to the beach, would likely cost at least
double your budget.

This one has been for sale for quite a while, above your range but he's willing to deal and looks like a real nice place:
