Property Tax issue Los Cabos
On January 3, I paid the property taxes for two properties I own in los cabos( Cerro Colorado and Punta Perfecta). I paid using the Los Cabos
Tesoreria Website and used their payment option for online payments. I used my Alaska Visa.
One week later I check to see if my property tax balance was 0 and found out the balance was not paid. Visa did already pay the money out.
I contacted the Tesoreria and they said the payment was not complete and that I had to call bancomer to have them apply the money to my property tax
bill. I called 2 bancomers in Cabo per direction of the city and they had now idea what the hell I was talking about. I am now dealing with my Visa
and having the money returned.
The lady from the Tesoreria said the issue was between bancomer and adguira and exchange rates.
Has anyone experienced this issue and if so post. If you paid online check to confirm that the property tax payment was adequately applied.

I'm guessing they had him call Bancomer because that's the bank the tax office uses since they told him to tell Bancomer to make sure the $$ was
credited against his tax property tax bill account number. Sounds like they were trying to get the transaction completed correctly rather than
canceled by his bank card company.

For a very nominal fee The Settlement Co. will do it for you AND mail a receipt here to the states.

My bank says that Bancomer has recieved the payment and thye funds are in the account. yet it has not been paid applied to the predial impuesto. The
problem lies between Bancomer and their office. The gal over at the Tesoraria told me to call Bancomer and gave me a couple of bad numbers. Maybe the
modern internet commerce arena should be left to us Gringos. They can't seem to get things done correctly.

I would go pay the tax directly asap and work toward refund or application to your account at a later date. Do not confuse this online form with the
actual process of paying the property tax which is not complete and may never be.

Makes me want go to slap some sense into some of those folks. Gnukid, I paid the same way last year and no problems. The lady at the city also said
it was for my protection????? I don't think people interested in fraud or drug trafficking are going to use their credit card to pay property taxes.
Those people are really idiots.

Some people have their gringo heads on and can't just "get her done", taxes in Baja are low, but they go up when they are late, and it's critical so
pay it. The two issues, tax due versus a problem with this online transaction are two separate issues that will likely never align. So treat them
separately and learn the lesson, get someone to pay the tax in person, months early. If you prefer to beat your yourself up over this and let it get
to you you can and remain unpaid, but why? Most peoples taxes are under $50/yr and if it's more it's because you built a mansion and can afford it.

Paul, time for you to update ... if your property is classified 'rustico' then ok...your taxes will be as low as you say (I have said property)
However ...if your property is classified 'urbano' then you'll need to add a zero to your numbers (I have said property)
These two properties are within 1/8 of a mile apart in Agua de la Costa, close to where you stay in Barriles.

Kate: are you telling us that your annual property tax is about $34 dollars? Is this an unimproved lot or is there a house of some kind on it?

My 'rustico' taxes : $420 pesos (1500 sq meters)
My 'urbano'taxes : $5400 pesos (3000 sq meters one lot back from beachfront!)

I have gone to pay taxes at the office and there it's sort of like a reunion of everybody from everywhere and we all discuss our tax rate. The average
I found at the La Paz office is about $mn350 or $30 though I know large homes are much more, understandably.
In either case, the cost is not significantly relevant to this issue, money lost in transit is separate from the fact that one must pay the property
tax, always best done in person in order to receive a properly stamped receipt.

That stamped receipt is what you need to show to do all kinds of things. We paid online a couple years ago and then we needed the stamped receipt, and
that wasn't nearly as easy as going in to pay the first time. We just go in now. Would be nice to get it done online though!
Just be happy you aren't getting jerked around on a tax increase!

My taxes are expensive because they included last years and this years together. Other than that my one lot in Cerro Colorado is urbano since its in
the corridor and part of the Palmilla development. I wish I only paid 50 bucks for the taxes.

Prediales in La Paz
Has anyone ever used a wire transfer to pay the predial in La Paz or Los Cabos? I'm looking for info as to if this is an option in La Paz.

I use paying property taxes in person in La Paz as an excuse to go to La Paz. I do that for about 4 other administrative things. I made sure that
they all took place in different months.
One other thing, I advise paying anything/everything in person and always get a receipt. I learned this from accounting...always get a fool proof
paper trail and peripheral corroborating documents. Mexico is a third world country culturally, administratively, and physically. It's is indeed
getting better every year, but it ain't there yet. It's your job as a first world gringo to cover your own @$$.
