Even the FM3 is becoming a thing of the past with some gringos. To my knowlege, you don't need an FM3 to own or sell your owned/leased property in Baja.
Lots of snow bird gringos I know around San Felipe are now dumping their FM3s and just getting 6 Month Tourist Visas. Much cheaper, just a little more work with having to check in and out at the border.
But then this is Mexico, things change daily, weekly, monthly, yearly, or even all of the above.:lol::P


Do you have a source for your knowledge?Just wondering if the laws have changed.


Just word of mouth from people who have attended meetings and workshops with Immigration officials and other FM gurus in the past year or so.


Hey Its a legit question

In the past A FM.. was required if you lived in Mexico for any period of time and left items there on property you had an interest in (own or lease). With a tourist permit, you had to take everything back with you (vacate any property). Just wondering if that had changed and if so what the law citation there was. I am well aware of the people who stay in Baja illegally. been going on forever.
