kaybaj -
May I suggest additional photos of the home and area for your daily update. Dropping the price for "30 days only" does not work in my opinion.
Buyers determine "value" by what they are wiling to pay. Buyers love visual stimulation.
Good luck with the sale!

Yes Shari, thanks for the photos. You and others have done an excellent job promoting the area. From what I read visitors and property buyers make
most comments on how much fun the community is, so that is the strong point.
Additional photos of the home, close up. Interior photos to be included. It has been advertised as a fixer I think. Fixer is not in any way a negative
term, as long as the buyer sees value.
Additional photos will create interest from buyers and may result in a faster sale. The recent price reduction will create increased interest, but
raising the price back to a higher price that did not result in a sale does not work. Keep it at the current price if it is generating interest, and
make future price reductions if this price does not result in a sale.
Good luck with the sale!

Ok, the reason it needs to sell by 6/15 is because my FM2 expires on that date, and due to health issues I will not be able to get back down to renew
it. It is my understanding that selling a house without an FM2 I would have to pay something like 33% capital gains tax to Mex.

kaybaj - Sorry to hear about the health issue, best thoughts for getting better!
I have heard about the high capital gains tax but don't know anything about it. Is it a tax only on gain, or is it a tax on the gross sales price? I
ask as I will probably buy a property in a year or so.

I have the money to buy it, but don't have the time to go look at it.
I lost my mom and best friend two days apart. We got them both buried last Thur and Fri, but now I have my 87 yo dad to take care of.
