Villa Cerritos home owners?


Does any of the nomad folks own in or around Los Cerritos?

I am close to putting together a deal for a new Casa at Villas los Ceritos.

Let me know what your opinion is. I have held off til the electricity gets in and that is near completion.

I live just over the hill from Cerritos and IMHO what has been created by the developers there is a clusterfork and an eyesore. Very depressing, I can barely stand to go to the beach there now, if you like Medano beach in Cabo, you'll love it, because that's what they are attempting to turn it into, replete with timeshare salesmen, beach vendors, drug dealers, and over priced food and drink. Maybe you can get them to throw in free parking so you won't have to pay 50 pesos to park in their lot.

My suggestion is you find a hunk of property you like, buy a small travel trailer and live in the travel trailer as you supervise the construction of your own place.

I have found that purchasing a ready built home in Mexico entails a bunch of corrective adventures that could have been avoided by building yourself and supervising the work.

Also, before you buy or build in Baja, this should be MANDATORY reading:

Oh yeah, when you are driving in check out the open pit they use for a septic tank, it's next to the road, on the right, about a hundred meters up from the diesel generators that run 24/7. Real class act.

Glad we all agree! Sadly, Cerritos Beach was one of the most beautiful areas on the westside! Just toooo much temptation for the Cabo developers!? Don't know what your lifestyle entails, Amigo, but there are other areas over here that are not suffering such rapid development. For specifics send us a U2U. Slow and easy. Tio

Best, safest swimming beach in the whole Todos Santos area. You can get a cheeseburger on the beach at a cool bar. After that a massage. Wow, the kids can play safely in the sand while you have a few cool ones right by the water's edge. Easy highway access from Cabo. This place is b-tchin'!

It is all in the way you look at it. No, you can no longer park your RV there for free like we used to. The long wide sandy beach is no longer your private playground. You now share it with others. But lots of people dig being around other people and seeing them enjoy a great spot.

It may not be for you, grizzled veteran of Baja's forbidden outback, nor for me for that matter (though I must admit I've enjoyed Sunday afternoon live music in the sand), but there it is. And it will continue to change and develop over time. Some with fresh eyes will love it and others will bemoan the development that has 'ruined' their spot. Que sera, sera.

It's not the fact that it's being developed that we object to, it's the manner. Instead of a tastefully done development they are creating a low rent eyesore with their plywood bar and restaurant, rusty chainlink fence, open sewer, noisy diesel generators, and reduced access. I wouldn't be complaining if it was a class act, the last straw was when they fenced off most of the parking over Semana Santa and tried to extract 200 pesos a head from everyone for a "raggae festival".

Yes, I agree. It is kind of like the wild west phase of development there right now. You make a good point.

It will clean up over time as moneyed people buy it up and insist on it. Just like Los Cabos did. It will never be the same, but it will at some point be pretty nice.

Those of us that like the old school bad roads/good people baja we learned to love many years ago will either have to move on to the next spot or learn to like the new. Otherwise we will turn grumpy.

The beach has always been nice, and still is. Development is inevitable. In Cerritos' case, look at who the players are. They are moneyed and connected. There is no recourse for unfulfilled promises. Rushing into anything at Cerritos is foolish.

U2U me and I'll give you at least 2 names of people you can trust to tell it like it is down there. Like Tomas said, go slow, generally, and esp. at Cerritos.

Cortez, what's your take on the mostly negative info posted in response to your Qs? A bit similar to LB and other areas of development, no. Just curious. After giving you some good ol local opinions a response would be nice. Main issue is if you want to buy dirt you should come down and visit and spend some time talking to people. Hi,
I have a friend who has rented the 2 bedroom condos for the last few years and really enjoyed it. But he has moved on due to them adding too many of the little cabins. He said it is too busy now and not as relaxing as it was. A little too much partying.
Are you buying one of the little cabins or a 2 bed condo?

Well, I have been there several times and have kind of held off to see if they ever got electricity.

Not only are they getting electricity, but soon. The poles have started to be installed.

But all of the folks who don't like this place are going to really hate it now. They have purchased some land just to the north of the current property and they are building another group of 2 story 1200 sq. feet houses on larger lots.

As far as the open septic pit, actually the young man who is putting it together is very environmental. I know they are reclaiming some of the water to use on plants.

I really like the pool area and bar area, also, for the money I don't think you could find a prettier location.

As far as building a house in Mexico, been there done that. We currently have a home in San Felipe, and love it, but without my background in construction, (I'm the son of a contractor) It would have never been completed. I am not interested in going through that again and will pay for it once it is finished.

We have visited the east cape and frankly, it is a bit to windy and rustic. I like San Jose Del Cabo, but I refuse to pay $200 or $300 per month for HOA dues.

Honestly if I could find an ocean view lot, with electric and water that I could build a small Casita on, I would be happy. But so far, nothing under $100K

My wife likes the condo, but, not with a $300 a month HOA. Granted that includes generated electricity and propane and it will be reduced once they get electric in, but probably not by more than $100

Yes, that will probably SNAFU this deal. The wife wants to have a warmer winter than Phx or SF.

Now before all of you folks in cold country start crying foul, you need to understand that it gets very cold in Phx, sometimes below 32 at night.

I am beginning to lean towards renting a month at a time at some different locales to figure out what makes the most sense.
