Best luck would be from locals in a specific area. This class of data collection, American style . . . you'll not find here.

Seems that the TJ to Ensenada corridor real estate is picking up again. Work at some of the large condo buildings has resumed and new houses are sprouting up. More and more houses on the east side of the toll road.

Anybody know what's going on at Bajamar? I heard a few years ago during the drug war so many owners had split that they weren't collecting enough homeowner fees to maintain the place. Any bargains there?

Thank you @elskel for this information. It looks like prices for new construction (e.g. Esencia) are non-negotiable, whereas there seems to be a fairly wide range for existing properties. We're thinking of buying either land or an existing home in the Todos Santos / Pescadero area in the not-too-distant future.

Just be aware that the building codes are very lax in this area and there is also a wide range of quality. What seems like a good deal can get very expensive if the original construction was of poor quality. There are/were many contractors in this area who built homes who had very little experience with design or construction.

@monoloco - Thanks for the reply. We spent a few days working with a realtor and noticed both quality construction and the handiwork of obvious hacks; everything from marble floors to plastic "terra cotta" roofs. The realtor was good enough to offer to introduce us to several local builders after showing us some of their work. We're in no hurry, so we'll be taking our time.
