You put up good questions, some of which should be answered by an attorney.
Most leases in the business sector are recorded as a matter of protection for both parties. That is business.
The rural land disposal isn't part of the structure which the Notario is most often involved in given the mystery of ownership attendant to said land
and the onus isn't on him for composing a contract. He works with available information. May God help you if you misrepresent truth to this man.
In answer to your question.........the issue has to be instigated by the owner. The tenant can't pursue it.

Payments on time are a huge gamble by the buyer. For instance....... The payee has eighty percent of the payments in hand and then he is run over by
a big truck. His heirs get his property and all your payments, at that moment, are meaningless.
You have to secure your purchase with a bank trust, otherwise you own part of nothing. Soon it will be all of nothing. Too bad.

Dennis is right on that one, if you have no accepted record of payment, the heirs can assume that there has been no payment. It never ceases to amaze
me that when a lesee gets stung they holler that they got taken to the cleaners when they never bothered to find out exactly what the law was in the
first place. I know a guy who did something really stupid and really peeed off his lessor and since he had not dotted his I's and crossed his t's, he
lost.

We have money to invest and have never invested in Mexico....the most we would do is a large boat in a marina..if kicked out we would putter back to
the good ole US of A
...
