Release: Villa Group Purchases Land to Develop in Loreto

Cabo San Lucas, BCS, Mexico ? March 2006 ? The Villa Group, a resort development company with offices in Cabo San Lucas, Mexico and Puerto Vallarta,
Mexico announces that it has plans for development in Loreto and Cancun, Mexico.
Owen Perry and The Villa Group have purchased 1800 acres of beach front property in Loreto Bay, located in Baja Sur, Mexico. The area, which enjoys
nonstop flights from Los Angeles and San Diego and direct flights from Phoenix, is rapidly becoming one of Mexico?s prime vacation destinations.
In another popular Mexico vacation spot, Cancun, Fernando Gonzalez and The Villa Group have added 400 more prime beach front acres.
The Villa Group has nearly a quarter of a century track record of successful resort and residential resort real estate development including time
sharing, hotels and fractional ownership, has been successful for more than 20 years.
?The addition of these two prime locations fit our business model exactly,? said Owen Perry, partner in The Villa Group which was formed in the mid
1980s. ?We will be releasing our plans for this land within the next quarter.?
The Villa Group?s highly successful ventures include Villa La Estancia (Cabo San Lucas and Nuevo Vallarta), one of the world?s most successful
fractional properties. Phase III of the Cabo San Lucas property, over looking Cabo?s famous arch, is projected to be completely sold out by June.
Villa La Estancia Nuevo Vallarta is breaking sales records in its initial phase. It is located on the 50,000 square meter, mixed-use lot on the
development north of Banderas Bay in Flamingos Vallarta. It is adjacent to the group?s fifth resort, Villa del Palmar Flamingos, which opened in June

Since it mentions 1800 acres at Loreto Bay, that leaves only the area north of the Whale's Inn ?

Our current water pressure is just a trickle, has been for the three years I have lived here. Unless they come up with alternative water sources, I
just dont see how it can work. This includes the construction under way at Loreto ghetto.

Phil, I have no idea. Im not even sure Loreto ghetto will survive in its current form. The old questions of water, power and sewer have never been
answered. If it does get completed as advertised, I have no doubt the the tax base will exeed Loreto proper.

The Villa Group is an important company in Mexico's timeshare world. They do regular timeshare as well as "fractional" and "private residence club",
and also whole ownership. So I'd say YES, assuming all goes well, there will definitely be timeshare in Loreto. It was only a matter of time...

Where does Loreto plan to get water for development? I hear on the grapevine that developers are in the nearby mountains buying land with water
sources on it....... No further info available from me. Anyone?

Loreto Bay people have visited mountain ranchos with Loreto's munincipal president and expressed an interest in purchasing the properties. Many months
ago, at a meeting with Loreto residents, LB suggested that they may build dams and aqueducts to bring water from the mountains.
I'm no expert, but eyeballing the flow of surface water, it looks pretty sparse to me.
Several Mexican residents say LB has already bought Primer Agua fron Fonatur. But there is only a very small stream there. Wells, maybe?
And, there is the Loreto munincipal water supply. The city plans to:
1. More agressively collect bills (many are unpaid) to raise money to repair leaks.
2. Meter water to encourage conservation.
They say this will result in more usable water for future growth and development.
I don't know. There are buildings going up all over the place. I think we have a problem...

LB probably wants to charge a membership fee for Primer Agua - some kind of Palapa Bar Country Club - look for the Keep Out sign.
