Notarios in La Paz
I'm speaking with a couple of realtors in Todos Santos about purchasing land. One says he uses Notario #12, Miquel Angel Izquierdo. The other says
he uses Notario #7, Castro and Castro.
I've seen at least several recommendations for Mr. Izquierdo, but no other Notarios have been mentioned on this forum. Can anyone provide more info
on the Notorios in La Paz?
Is it common practice to sign a Limited Power of Attorney so they sign most or all of the papers for the Buyer?
It seems sketchy to me, but I don't have a bunch of time to travel to BCS to sign papers myself.

I live in Todos Santos and I use Ivan Martinez of Martinez Caballero Accoountants.
612 12 890 54..........mc_sc27hotmail.com. He has handled everything related to our property and coorporation. Very efficient, speaks english (a huge
Plus).....we are very content and satisfied with his work. We did sign a specific/ limited power of attorney, in order to expedite our dealings. He
was initially referred to us by our realtor Ricardo Amigo.

For our land deal in Todos Santos we used Mr. Izquierdo and also did the limited power of attorney. We were happy with our dealings with notario #12
and his ability to speak english was a bonus. We were not in the country during the time of the negotiations so the fact that the person who was
acting as the realtor had a relationship with Mr. Izquierdo, was imp.

I have had no Real Estate dealings with any of the people mentioned but I did use Castro and Castro's office in Cabo once on the transfer of a boat.
No problems or complaints.

Notario #12, Miquel Angel Izquierdo was recommended to me by Skeet... he said I could definitely trust this man, and Skeet's word is good enough for
me.

We used Castro and Castro (they have a local office in Todos Santos) and all went well. We received our fide within a few months after closing. Where
abouts did you end up purchasing? Near a beach or in town?

Pacside- we may be neighbors soon. I'll most likely decide on one of the lots at Cerritos by Monday.
I thought the Fide was a prerequisite to closing on a property?

Denver-i meant where abouts did you end up deciding what to buy...yes you are correct you need the Fide in order to close on the property.

if he is smart he wont say until after he closes. I have been beat out on land deals buy speaking to soon. once by my best friend.

Title Search, Documentation etc.
Thanks for the advice Bruce. So I'll just say it's near Cerritos which leaves a lot of room, because there are quite a few cactus patches still
available.
Pacside, I'm also working with Ricardo Amigo. He said most of the title searching is done by a gentlemen in his office, then we record the transfer
of title at Castro/Castro in Todos Santos.
Additionally, I'm attempting to buy title insurance through Stewart Title for peace of mind. I believe they will do their own search as well in order
to bind the policy. In the US, a title insurance policy will not cover a defect created during documentation or recording unless they are the ones
doing the documentation. Therefore, I would like to follow up on the recording process to ensure it is performed correctly.
Pacside, how did you find out everything was recorded properly? Did you receive recorded documents from the bank who holds your fideicomiso or is
there something available from the county records in La Paz?

smart move re title insurance. i do not believe title insurance covers any lawsuits an ejido brings about concerning distribution of parcelas prior to
privatization etc. i could be wrong about that. i don't think that is anything to be concerned about just be aware of what title insurance does not
cover.
i had an attorney review all the docs prior to closing then once i picked up the fide i confirmed all the official stamps to prove it was recorded
properly were there. i know it has to be recorded in the public registry and i think one other place. maybe others can confirm exactly what govt
offices need it to be publicly recorded.
good luck and am curious what your plans are to build and when. do you have a view of the surf?

As has already been conveyed by Bruce...do NOT, for any reason, share any type of identifying information on your desired buy. There are a few snakes
on this board that slither around to take advantage of your hard work. We learned the hardest of hardest ways from a person on this that has B_ll
Sh_T real estate company in La Paz... zero ethics... that literally stole our real estate buy that we spent months researching and had a deal on.
