Rental Lease Question

We will be living in Mexico for 10 months starting in September. We will be renting a condo or home (as opposed to hotel/motel) for this time. What suggestions/guidance would you offer to assure we have a written agreement with the person capable to enter such an agreement? We read recently about a like family who were 'booted out' at peak season because the owner could demand much higher shorter term rent during the peak time.

Does anyone have an example of a lease agreement they are willing to share? Thank you, Tim
