How much for a square meter on the beach?


How much for a square meter on the beach 20 meters from the highest tide that is just wondering whats the going rate around Baja. $350 $450 $550 let me know...:yes: Rosarito Tijuana,Cabo,Barriles, Todos Santos,Loreto, San Felipe, Shell island? Punta Lobos? Bahia de los Angeles, Cedros, ispiritu santo island ha ha ha, any place what do you think ?

In our area of Elias Calles, about 20 miles north of Cabo on the Pacific side the going rate is anywhere from $25 to $50 depending on access, utilities, trees, topography etc.

Here in Punta Chivato Lots are going for around $100/sq.m.

Between Elias Calles and north of Todos Santos there are comps up to $250M2
for beachfront. And, these lots had no water or power.

They are taking deposits for on the water marina lots here in La Ribera on East Cape -- $600 U.S. dollars per sq. meter.

Be careful in Rosarito. They'll try to sell you Federal Zone property. Mayor Torres lost his real estate license becasue he mainpulated the federal zone for profit. Interstingly there is anew condo going up by my Rosarito house and it is already surrounded on three sides by the ocean- yet they calim it's not federal zone land. Just be careful in Rosarito- the realtors won't disclose land issues fully and are fighting anyone who does.

Von, You're right... but here they can't decide where the high tide line is. There is a federal formula to determine where the line should be. Very complicated and with the change in season every body has a different view of the formula. Thus it isn't so simple to set new markers or fight the system when they've determined you're over the line. Very frustrating! Sorry to high jack this thread. I should have opened a new one.

If anyone wants to buy my 10,000 sq meters for $250M2 I am game...that is just plain crazy...hell I would sell for half that...no water, no power, decent access road but I have the best lot in the area. Highest ground, 360 degree view. was one of the first to buy in the area at $4.75 per sqmeter in 96. It's right between the church looking house and the little sort of abandoned farmers house known as rancho las piedritas. 2 story house with the palm thatched roof. KM 82 depending on where they move the marker every year.

And it's not ejido land either.......dang, insane

I HEARD FROM A MAN RECENTLY THAT WENT ON " THE TOUR" OF BAHIA MUERTOS, AKA THE BAY OF DREAMS, THAT THEY ARE SELLING LOTS ON THE BEACH FOR $80,000 USD A FRONT METER...... THEY HAVE SOLD A FEW, TOO!

We have 18 acres for sale that start about 100 meters away from the beach and continue to the highway at Los Cerritos for $15 per square meter for the whole enchilada. Have not sub-divided. No services yet, but great beach access and view out front, and exactly one mile from the point.

Not all arroyos are included. It has to be a zona federal registered arroyo. we have one to our north. The formula is a bit complicated and depends on the slope of the land toward the arroyo. It should be plainly described on your clave catastral deed and shown on your registered survey.

Have you been there? take a walk in. Even though it is technically 100 meters in from the high tide line there are many times during the year that the ocean is lapping near my beach side property line. the " alleged " piece in front of me is very low and frequently cut off because the access road is under water. The only marginally build able part is actually zona federal arroyo and not his. Unfortunately he only discovered that after actually walking the property with his survey.

That's why I purchased back that far. The dentist that bought that property purchased it sight unseen and quite frankly was insane to buy it. He was not a happy camper the 2-3 times he came down to visit

No one can build in front of me and it is 55 ft below me, no one can build on my north side because it is zona federal arroyo and also about 55 ft below me and no one can build on my south side because it also floods and is about 55 ft below me.

It's the best of all worlds and thanks for saying its beautiful. Me and marylynn ( she since sold) were the first to buy in that area and I have some great pictures taken in 360 degree portrait that show nothing for miles in many directions. Now million dollar houses are popping up all around us.

Bus, we fell in love with the place we discovered on the near-east cape and switched our plans. Sometimes that happens in life! So now we live over here and watch the sun come up over the sea instead of down over the ocean. All is good.
