Due date for Mexican property taxes
We bought property in July of 2007 near Los Barriles and would like to know when 2008 property taxes due by. Also, how do we find out how much we owe
and where can we pay?

not sure if this applies in baja sur
but in ensenada, if you pay by 31 january, you get 15% discount
28 february, 10% discount
31 march, 5% discount
then in subsequent months you can get finance charges lessend or dropped, etc. etc.
we try and go for the full discount on or just before 31 january.

In Los Barriles you would pay in the building where the Post Office is. Los Barriles is in La Paz county.
If your property is in Cabo County you pay in San Jose. We paid ours last week in San Jose. We got a 15% discount for paying in January.

La Paz: IF they're ready:
December 30% discount (They WERE ready in Dec this year!)
January 20% discount
February 10% discount
March is when they are due & if paid in March, no discount.
Edit: Ayuntamiento...aka Catastral...aka Municipio de La Paz which is on Colosio one block behind Soriana's & on the other side of the street.
First door you come to on the entrance side of the building off the parking lot....ground floor. They don't accept no stinkin coconuts!

In Todos Santos you pay in the municipal building where the western union and jail are. You also get a discount but I forget what it is, I'm usually
late by a year so I pay the late year with fine and the coming year with the discount, kinda evens out. The fine is hardly anything and the taxes are
about 330 pesos for our 1 hectare.
Surprised the hell out of me a few years back when all of a sudden they had a computer. It used to be a worn index card from the filing cabinet.

Paid our taxes for the year today.
Easy to find as explained by m7 and llilp. Very friendly and helpful gentleman behind the counter. Explained to us that we could save 30% off the
total bill if we paid in either Dec or Nov next time. Total tax was M$768.00. With the 20% discount it came to M$616.55.
We were discussing this just a few nights ago with some friends that are in town for a few days. (At the time we didn't know what our taxes were going
to be.) They just bought a place in Palo Alto, CA for U$1.3mil. Little house on a lot where the builder bulldozed the original house and built 3
houses. Anyway, his property tax bill is over U$1,000 per month. Didn't even ask him how much his P&I payments are. Too scary for me.

Mine were $404 pesos after the 30% discount, but they'll go up $200-$300 pesos next year since I'm currently building.
The discrepancy in the % of discount is interesting even though Guerro Negro South falls under the jurisdiction of La Paz. It must be driven by
current year Federal revenue needs & size of the population base in any given area to generate the revenue they need!! In the past, my taxes have
fluctuated BOTH up & down, they don't always go up! Whatever the formula, it's much easier paying property taxes here than in the states!

Taxes may be higher, but I'll bet they have paved roads and sidewalks ...... and police that are professionaly trained .... and all of the many
other things that a good tax base can buy.

O My Goodness! So wrapped up in the tax stuff here, totally forgot!! Thank you Nomads for reminding me! Gotta make a reso, I'll give a trip report in

You can pay two or three years in advance to ensure your discount, easier that way. You can visit the movil oficina afuera o ir al dentro.

Gnu-- I don't think you can pay that far in advance-- I went in October to pay for 2008 in La Paz in advance-- not ready- and I had to wait until
November to pay and got the 30% discount. My tax bill for 2009 is 0 as it has not been calculated yet- and can't pay it in advance.

Maybe you can't pay if you made improvements that need to evaluated? I always pay in advance as much as possible. It seems the bills arrive late or
not at all and then there are fines.
