Home Owners Insurance in Baja


A friend recently suffered heavy losses in the rain and mudslides here in Punta Banda. He dutifully obtained estimates from three contractors, and the estimated repair and replacement costs totalled around $90,000USD. The Mexican insurance company offered $27,000USD. Included were such reimbursement levels as $19 to repair two large iron gates which had been badly bent by large boulders rolling down his driveway. By the way, my friend was able to produce receipts for most of his losses, so claim exaggeration wasn't an issue.

Has anyone had any experiences with homeowner's insurance companies in Baja? We're insured by the same company as my friend and would hate to go through the hassle he's been suffering for the past few months. We'd like to find a company that Nomads would feel comfortable recommending.

Only submitted one claim....after Hurricane Marty for $15,000 pesos of fairly minor damage....Insured with Qualitas at that time, they didn't pay a centavo! Now insured with INBURSA, but no claims submitted. I'm curious who the insurer is & what the deductible is. That's a HUGE difference; damage versus allowable coverage amount. I'm guessing that there were some things specifically excluded from his coverage...like flood or mudslide?? Are you and/or your friend aware that there is a consumer protection review agency called CONDUCEF who will review the claim payoff on behalf of the insured. Look it up in the local area directory & have your friend contact them to see if they can help!

I don't have homeowners insurance based on advice from my meighbors. They say they paid the premiums for many years, but when they filed a claim for storm damages the insurance company balked. When they finally were able to understand all the fine print in Spanish, they realized they were pretty much paying a lot for nothing- and had been for years. The premiums weren't cheap. They cancelled their policy and go without.

If it's hard to get insurance companies in the USA to pay for damages from the wildfires and hurricanes with a premium policy written in english backed by USA regulations- I figure it'll be insane to expect better results in Mexico. JMHO though.

insurance


we had INBURSA also, but we had no damage after "john" finally moved on. we were alot luckier than our neighbors. INBURSA was offering pennies on the dollar to policy holders who had suffered major damage and the agent in santa rosalia finally quit because of the hassle and injustice. in mulege now its fairly tough to find insurance if you live on the river, but we have found one that will (for a price) and had good marks from a few here we talked to that had it after the flood, and i can actually read the policy.

interesting. There was a discussion about insurance a month or so ago. 90,000 of damage, I only paid 62,000 for my 1600 square foot home.

I don't carry insurance.

We had a Atlas durning hurricane Marty and lost a car port , tools and misc., the claim was for $7600 and they paid us $4500. We now have Lewis and Lewis but the rates have tripled since John to $2200.00 per year. We just got a quote from Bancomer for $1100.00 for the same coverage. Has anyone had experience with Bancomer's insurance?



What we see depends mainly on what we look for.

You may want to look into home owners insurance with DiscoverBaja.com.

We have about $200k in coverage for about $300 a year. Covers glass breakage and solar equipment too. They claim to have paid off well for Hurricane John.

Did anyone that suffered loss during Hurricane John have coverage with DiscoverBaja?

I think that DiscoverBaja would just be the broker/agent, what company they insure you with is what'd be important.

We recently insured our new home and we are using AIG,
it is their Mexican arm, but is a US company. Our agent knew the name of the company that insured your friends as soon as we told her they were having a problem with their claim. She said she will not sell that companies policies as they are known for these tactics, Now in saying that we have had no claims and hope we never do. Will be happy to give our agents name if you like.
