TJ Long term rental needed (Perm) Whats the best area???


Hi all!

I am a 30 YO Gringo, currently living in Acapulco, BUT need to be closer to the border; therefore I am moving to TJ area the beginning of July.

I am on SSDI so I have a small Income, and need a place $300 or less.

Like I said, from other post, and chatting with people I have narrowed it down to Playas, Rosarito, or TJ Rio,.. and since I don’t need to go across the border but 4 or 5 times a month I don’t need to be right on top of it, although I would like easy access to it, via Public Transit, being that I have no car.

Any help or advice would be GREATLY appreciated!!

Since you don't have transportation to drive around and look for "se renta" signs, try looking at Craigslist. There are a lot of properties in your price range.

Thanks.. I already looked there alos...lol Although my spanish is OK, its not the best so I have trouble sometime's... BUT I did see some good deals... My issue is Location, I amnot sure about.. Maybe a neighborhood is located in Playas, BUt it doesnt say Playas, or something like that...

Again, thanks.. BUT any first hand knoweledge would be appriciated too!!

If you can handle Ensenada, there's a beach camp called Rancho Todos Santos. The rents are muy reasonable. Learn the micro and ABC bus system and you can go anywhere.

It's gonna be tight on $300/month in either Rosarito Beach or Playas. A 20 something friend of the family just moved to Rosartio to work at WalMart (yes folks- people are lining up to work there six days a week for a salary of $85 US dollars). He found a studio apt on the west side of the cuota in Rosarito for $150 per month. One room with a lightbulb and hotplate. So it's doable- but not pleasant.

Check Craigslist. If you have good references there might be gringos who would discount your rent for the security of having someone live there. Nothing is selling and hundreds of properties are stilling empty and vulnerable.

Thanks for the advice...

My price range is double what your friends is, so I should get more I would think... From what I have heard form many on other forums, etc , it is very doable, and I can get a decent plaqce, thats not as bleak as you make it sound... Anyone else care to comment.. I am the one asking, BUT it seems this answer goes against what I have been told..

Also I have been told Craigslist is gringo prices.. Walk around, get numbers and have a mexican call is the best thing to do..

Walking around and getting numbers off of the "se renta" signs is a good idea, but the territory you are interested in is very large and not walkable, nor is it very advisable. If you already live in Acaplulco, you know that everything is negotiable. Make a low offer and see where you end up. By the way, everything along the border is more expensive than down deeper into Mexico. Be prepared for some sticker-shock on food prices.

About the walkign around.. I did not mean that literally I meant taking public transit, seeing an area I like and get out and walk in that area, then Get back on the bus/taxi/mule or whatever and go to the next area... Why is it not advisable? Also what about the food?? When you say its more.. can you give details??? Also isnt Solo un Precio owned by Waldo's and isnt it a food store?? (Here we JUST have Waldo's with a small food section).. They seem here at waldos to have decent American imported foods.. for of course Cheap!

You are right about the locals being able to find cheaper units.

When renting a mexican apt long-term as a gringo wihtout a visa- you may run into some problems with leases and untilties though. I'm sure a nomad here can walk you through the process. It's a little harder since Mexican landlords have a very hard time evicting people who don't pay their rent.

If you only eat Top Raman soup three times a day that you purchase from Waldo's you'll be OK. If you like to eat like a gabacho, you'll find that food prices along the border are higher. Good meat cuts run about 2/3 to 3/4 the price in the US. That is still a lot for somebody on SSDI.

Well, I think that may be a little drastic.. I dont eat top Raman here in the resort town of Acapulco, and I am sure I wont have to in TJ... Its a little hard fro someone to answer ones questions with such specifics isnt in the same financial situation...

I actually buy things here at Waldo's that is MUCH more exspensive in the states than it is in Waldos.... Granted you have to watch for Dates, and things, BUT generally I usually buy 20% of my food there...


Sorry, I have lived in Mexico for a while, along with other places, and have used many forums... IT aggrivates me when I get an answer such as that when I know its false.... Granted some people May not could live on SSDI, BUT i do , and I do very comfortably....., BUT I am not your typical gringo!

Granted, if anyone wants to invite me over for a nice Juicy Steak, I would more than likly accept,,:)

They may be able to find them but, in a lot of cases, the landlord won't rent to them. They would much rather have the Gringo as a tenant since he's much easier to control and in many cases, more reliable.

I was just at Playas and saw lots of "Se Renta" signs. Some even on the oceanfront houses and apartments.
If you spent a day walking around there and local bus you will find what you are looking for.
It's not Newport Beach but still very interesting and very fresh air.
Crime might be a problem there. All the houses are all gated and fenced up including barbedwire.
Plenty of decent looking restuarants and stores in the area.
I found it more interesting than I thought it would be.

Playas is tough. Personally, I wouldn't even be looking there. I think you would be safer in downtown TJ. It would give you a lot more cultural interchange as well.

That's fine... I am not against downtown.. I have just been told by others to stay in Playas or Rosarito... I think I would rather be dowtown... Is my price range available downtown?? less than $300 a month?? And do you recomend walking around?? And when you say Dopwntown.. exactly what neighborhoods does that consist of... Centro?? What else?

I can't answer that. You'll have ask someone else, maybe fdt, here on this board. He is the resident Tijuana expert. He even gives guided tours of the city. I would recommend that if you are in the area.
