Hey Stan..

See you in Coyote in a few days after doing 'stuff' up here in Baja Norte. I can help with a few pics then. As you know, I have tons of them at my place...although it's hard to see your casa behind all those monsterous and record-book fish that we have caught over the years.... ;D

Here's a bay photo showing where Stan's beachfront casa is in relation to Coyote Bay.

It's a damn nice beach villa place with lots of great memories....and reminds me of some other place...?

thx Stan, but don't bother as i am familiar from being at Pampano's. nice place!!

i would have loved to consider it but it is out of my league, and now with Odrama's election now influencing the market who knows how low things will go.
the stocks are tanking again......10% devalue in 1 day.
best of luck in your sale.

Capt. Mike, it's buy the rumor, sell the news. The market anticipated the win.

Photos of Stan's casa.

Here are some pictures of Stan's beach casa in Coyote Bay. Great location near The Baja Road with sandy beach, anchorages, boat launching, etc., etc. etc.

Very peaceful and muy tranquil. Pompano is gone fishing most of the time. ;)

Coyote Bay below...nice sandy bottom.

Aerial of Coyote Bay and islands within Bay of Conception.

Garage area and extra parking

Live 'Green'...Solar PV equipped. We are off-grid for over 30 years now. Lack for nothing. Internet, TV, phone, etc. Close to Bertha's and Ana's beach cafes (Zulema!). 17 miles to Mulege along a scenic coast.

Get free clam dinners and c-cktails from your neighbors!

GREAT! fishing within easy boat rides north or south. Reliable fishing info available very close by for 1 or 2 Pacificos.

We did a look-through of the house and property. At that time Stan also wanted $1/2 million, US. Nice property if you have a larger family and everyone wants to move to Baja. Kitchen is huge!
Considerably out of my league on price.
The only problem I saw was the finished deck which was well within the Federal zone.

The way the Feds do things in Baja, that intrusion into the Federal zone just could be the excuse they need to confiscate the property.
It's gorgeous cove, and even though Stan has a banktrusted property, it's no guarantee that he, or the new owners, won't lose it to an unscupulous developer.

How is a developer going to break his banktrust? If he does have a banktrust he should be able to apply for and obtain a federal concession for property in front down to the water line.

YesI think the Bank Trust is protectable and yes, one can get the Fed Zone Consession, It costs some money but some think it is worth it. I do not have it at present.

By the way, My patio does not intrude on the Fed Zone. My neighbors does and maybe you got that one mixed with mine.

You are correct, Stan. My apologies! I looked at the photos I took of some of the properties on the beach, and it was your neighbor whose property was extended.
And to Bob and Susan, I apologize for my incorrect statement and stand corrected.
