I am trying to help a friend who built a new home in San Felipe and before he could use it was relocated to Texas. He is putting it up for sale and I am trying to help him move it. If you know of anyone who wants a fully furnished home in San Felipe at PDO, the 2007/2008 Best Development winner, this is it. The house is a very close walk, 45 yards, to the beach. I'm not in the market for a SF house but I am interested in the north baja market in general. I'd like to know what the place eventually sells for. Keep us posted if you don't mind.

He owns it free and clear and does not need to give it away and will keep it for family members in So Cal and AZ to use. However, even though some folks say that the price is to high, is a relative statement. There have been a few units that have sold that are much further away from the ocean that sold for $300K within the past 6 months. I would also say, after finishing my casa, that anyone in their right mind will buy a finished home over having one built. San Felipe's construction market is great if you are living locally and you don't care about the detail work. We have used the home when we take visitors with us and I hope, selfishly, that he doesnt sell it!!

Even if you did have knowledge of the market in San Felipe it's not nice to make negative remarks about a legitimate ad in the proper forum. Take your negatism to OFF-TOPIC, they'll eat you alive...

I appreciate your comments, however, I did not take offense regarding the pricing. It is all relative. There is not much selling anywhere, however, some folks are still buying, but they are far and few between. Also, anyone who has looked at real estate in San Felipe has to understand that some homes have leases, no electricity, no running water etc. This home has a Fidi and all utilites, and septic. I agree that I think my buddy will be sitting on it for a while, however, if someone is interested in buying a place in San Felipe, it is a great home and has all of the details.

I have to agree it is a tough market for some but not everyone is financially restricted from making large purchases. Homes in my area of Mission Bay have been selling because its a nice place to live.

My beef is with an individual that can only leave not one but two negative remarks and he has never even set foot in this particular house for sale nor is he up to date on the housing market for San Felipe. Sales are tough enough without leaving negative remarks.

If the house was priced right for the current market, no amount of negative comments would prevent someone from buying it.
If you want to see some expensive property in San Filepe look at Ventana del Mar.
San Filepe's strongest selling point is that it has an airport of entry. Easy fly in access from anywhere in the US.

The house is priced right for the current market. Homes like this were being built only two years ago for $500K two miles from the water. I know this community, and am very familiar with the beach.

Also, being only a two hour drive from the U.S. border to be on the Sea of Cortez has to be a plus as well.

I looked at the site and it's 80% sold out! Plus some nice houses listed in the same price range.
There is 1 beachfront lot left! That's mine!;D
