So, in essence, it's nice now, but it will be absolutely trashed pretty soon:
"Beachfront property for sale between Ensenada Blanca and Ligui in Baja California Sur, 20 miles south of Loreto (which boasts an international
airport- LTO). The property is approximately seven (7) acres, 173.7 meters of which is water front. The property includes the saddle of the mountain
and has the only access to the beach upon which it sits. The beach is very secluded, sandy and remains shallow for more than a hundred yards or more.
Because it is on the Sea of Cortez, the waters are calm and have no undertow, providing ideal swimming conditions. This area is the Loreto Marine
National Park and has been selected as a world heritage site. The lot has spectacular views including several islands just off shore ideal for diving
and fishing. The lot also includes a small, unfinished house. This property has already received county approval for a 130 room hotel but is also
ideal for an exclusive single resident situation. The Villa Group is in the midst of a very large scale development just adjacent to this property,
including an 18 hole golf course, restaurants, shopping, spas, a 110 room hotel/timeshare, as well as private homes. They have committed over 140
million dollars U.S. to this project including 35 million dollars U.S. slated for infrastructure improvements for the area. This was reported two
weeks ago in the Baja Sur Newspaper. The website for this development is www.villagroup.com . Also, the Mexican tourism development agency, Fonatur is putting a substantial amount of money into developing Tripui-Puerto
Escondido; one of the best and largest marinas on the Sea of Cortez. They are building a new gas station, housing, shopping and restaurants, as well
as improving the marina itself. This project is just five miles north of this Ensenada Blanca property. Our property has clear title and is priced at
$959,000.00 U.S. (Buyer responsible for all associated closing costs). Here are a few web sites listing the property that may provide further
information and pictures:"

hi capt mike , thanks for looking at the video , i thought the same about that the video goes to fast. Working on it , but pretty new to this stuff .
Wish that a eco- friendy person would come along and buy the property , Anoughter Danzante would be great . I wrote to them , but they are busy with
other things.

jest funning with you Ligui.
i hope you get a buyer too. wish it could be me!
but frankly this is not the best venue for marketing your piece. IMHO.
you need to be all over serious world RE sites. the ones serious investors rely on to hook up with brokers. here in AZ i use www.costar.com for commercial deals. i am sure there are similar marketing data base sites you can subscribe to.

Ligui - you are not alone buddy....
i attended a contested probate forced land auction in a phx court most of the day yesterday.
900 + acres contiguous with well, a mile of I-8 freeway frontage and an existing airport.
was in contract 3 years ago for $3 MM.
yesterday the WHOLE deal went for about $650 an AC - only 4 court qualified bidders including me.
i missed the deal by $25,000 on a $700K offer. un fricking real how much stuff has tanked. oh well - plenty of them out there if you can buy and
hold.

Thanks Mike , your right about buying and holding on until prices improve . Someone will make a good investment buying this property and when things
get better sell at a profit or own 7 acres on the beach over looking the islands.
We don't want to sell but are having some hard times and must move on . Thanks again , nice to hear some good words from somebody . not the slap in
the face that others seem to like .
Take care , ligui
