50% Price Reduction on lots - now $20,000


Vista del Mar in San Felipe is doing a lot promotion. There are 8 different lots to choose from in the promotion. We are only selling two at the $20,000 price.

All utilities are in. Lots have great sea and mountain views.

Seller financing is available with $6,000 down and payments of $108 a month for 24 months with a balloon due at the end.

Financing is based on 20 yr amortization at 7% interest.

This is a good deal.

How far from the water? How far are the lots south of town? How many homes are currently built? What is the square footage of the lots now that they are doubled?

Thank you for the interest. Here is more info.

Originally Vista del Mar was planning on selling a land/home package. Because of this we built 5 fully completed model homes. With the economy the way it is we decided to sell only lots and let people build when they were ready.

Final authorization to sell was received Dec. 23rd 2008. No lots have been sold at this point. San Felipe has been extremely affected by the economy slow down which is why we are dropping the prices dramatically to stimulate some sales.

The web address is www.vistadelmarbaja.com - website is currently being changed over to reflect the new information. Currently it still has the land/home package info. We also have 4 completed model homes left for sale at less than it would cost here to build new today.

The lots in the promotion average about 6200 sq ft. As I mentioned in the original email the water, sewer, electric lines, phone conduit, street lights and fire hydrants are in. We have city water and electric. Sewer is through on-site treatment plant.

The development runs from highway 5 to the beach. It is about 1 mile. These lots are approx. 9/10 of a mile from the beach. They do have great sea and mountain views.

The development is 5 miles north of town. For those of you that are familiar with San Felipe we are directly across the street from the south end of El Dorado Ranch.

The developer is a US developer who did it right by completing the models and utilities in Phase 1 before selling. Unfortunately timing was bad.

The financing the developer is offering is 30% down ($6,000) with monthly payments of $109. That is based on a 20 year amortization at 7% interest with a balloon due in two.
We also have the option of 30% down with 12 financing at 0 interest.

The permit status of the development is F3 expecting F4 within the next 60-90 days. Lets say 120 realistically if there are no more delays.

There is no time frame to start construction but once it is started the exterior and landscaping must be completed in 14 months.

Maint. fees are $50 per month.

I think that pretty much covers a lot of info. I would be more than happy to answer any additional questions. I am going to try and post some photos here for the first time so lets see if it works.
