I understand JR was passionate about the promotion of bamboo as a renewable building material. He is gone now but there are still stands of bamboo in
San Bartolo and probably other places in Baja Sur that owe their existence to him.
If you are unfamiliar with JR you can search the General Discussions for "San Bartolo" and check the thread about bamboo. There is some interesting
information there.
Anyone interested in the house?

The price has just been reduced to $34,000. You heard it here first!
It has a five-year lease at $6,000/year (that's for the two spaces that the palapa and casita sit on). The lease is paid through October 2010.

Any truth to the rumor that they are not renewing any lease past the original lease? Which would mean $34,000. + $30,000 five year lease fee + fm-3
fees, and the fidicomiso.
Just asking as I do not really know what the truth is about what is going on there, but do know a little about the owners.

Juanito's Gardens RV Park is part of the Los Barriles Hotel. The Hotel has been for sale for several years now. That is why the owners are not
extending more than a 5 year lease at this point. Should the Hotel and park be purchased, the new owners would be required to honor the leases that
are in place before negotiating new contracts.
There is no fidiecomiso or many of the other costs associated with purchasing property in Mexico since you are only purchasing the improvements
(casita, palapa, furnishing, etc.) and leasing the land.
An FM3 is also not required.

So for $64,000 you get to use the place for 5 years and then may be told no renewal??/ sounds very risky..$12,000 a year...and legally you DO need to
have an FM3 if you are leaving property like a house and furnishings there...not a major expense but it is required...thought you would know that..
Mexico!! Where two can live as cheaply as one.....but it costs twice as much.....

Yes, the absolute worst case scenario would be that someone purchases the hotel tomorrow and decides they do not want to continue to run the park.
Though the park has been very successful for many years this could happen.
If that happened you would have had the enjoyment of a house close to the beach with a pool in a secure community for five years for a little over
$1,000/month. It's not too good to be true but it is a good deal.

Is the hotel and Juanito's for sell only as a package or are they available for purchase separately? It just seems that for $1000.00 a month for a
place that the future is in question, you could rent a house and not have any up keep or maintenance, not have to deal with a fm-3 (which you MUST
have) Just doesn't make sence unless you were going to be a full time resident, albe'it it is in the heart of L.B. and a nice environment.

Yes, I think the location makes this place extra special. Not only can you walk to the stores and restaurants but it is very secure. If you wanted to
use this as a "home base" while you took excursions to other parts of Baja, you could be confident that it would be safe in your absence.
I haven't done a thorough search but offhand I don't know of many places you can rent for five years that include a pool and common area maintenance
for $1,000 a month.
Maybe it is not what you are looking for but for someone, it is a good solution.
