Well built Mulege house on the river


I am placing this notice for an old friend of mine, who after 30 years of spending winters in Mulege, must be closer to hospitals, and must sell his home. He has a 5 year written land lease, which he has renewed. The house is the yellow one on the river road, with the whale bones in the front yard.
A two BR, two bath, nice fireplace, dining, kitchen, and especially nice back patio with trees, plants and shade. The market being what it is today, the over $260,000 invested will go for a reduced $175,000... turnkey, nice boat, motor and trailor...fishfinder. However...

From what you posted, you are only guaranteed a 5 year living arrangement for the $175.000 U.S.

BTW: thanks for posting a photo. One of the rare occasions when a photo accompanies a for sale post.

that'a a great house in one of the best locations. but i forgot who lives there.

i am grounded, need annual. too frickin hot to work on it or fly anywhere so it can sit till later.

Mulege post


I wanted to respond to the negative comment about the 5 year lease on Nels and Amy Dawson's home in Mulege. Of the many gringos who live in Mulege, in the Oasis, and other areas, most all of those homes are on land leases, and they are for the large part verbal. Leon at the Oasis raises the rents as he needs more income. Nels has lived winters in this house for almost 30 years, and has negotiated a written 5 year renewal about 6 times now. The ground rent is low, and the payment does not raise every year, as many others do. When I lived in Mulege, I owned the land as a Mexican corporation, and was the only one I knew of that did. Not an expert on the lease issue, I am just doing my friend , Nels a favor. Contact Rick Barber at the Pelican Reef office in Mulege, he is knowledgeable. A 5 year written lease in Mulege is a positive thing.

it is a cool house, but still don't know how people stomach unsecure nature of expensive improvements on leased property in mexico.

odd you mention pelican reef RE firm. that's palmetto99's firm.

I thought it was owned by the manager, Rick Barber....am I wrong? I suggested Nels list with him. If it truly is Palmetto.. then look out! I will need to caution Nels. Someone knowledgeable please confirm or deny?

because they CAN afford to do just that ya numbskull....!!:light:

Larry - i will have XXX there very soon, april 8th i think - and he wants to see it so i'll call Rick and access it.

this will go fast - the market is adjusting, that's for sure.
still the same drill - invest, if you want to call it that...in only what you can afford to walk from - do that and never a foul and less mental anquish.

Be careful on this house. The pictures shown here and on Pelican Reef are pre-hurricane (house and yard needs work)but the real problem is with the land owners and whether the house can be sold. I would certainly advise you to meet with the Miranda family (land owners) and get their blessing before going too far on a purchase. I own the improvements on the adjacent property and would really like to have a good neighbor but include the Miranda's in your negotiations for a successful purchase and you will also be a happy neighbor. The house can be restored to a great place and hopefully we get nada floods for a long time that will keep it that way if it is restored.

the only stupid people i know with big $$$ either inherited it or got a sudden unplanned windfall like a big lotto or something.

successful folks i know with big $$$ earned it and worked hard for it, by being astute.

Is not this one of the houses completely under water during the last storm?
Why would ANYONE buy a house in a flood zone?
Is the poster putting potential buyers at risk of drownding?
Aug 2009 $175,000
Sept 2009 after flood $50,000
Repairs?
Does not it need a new location?
Lease lot?
Is not that $10,000 a year?
Does not that buy ALOT of room rentals at the Serindade in Mulege?
