Coyote Beach Palapa For Sale (Bahia Concepcion)


TURN-KEY - READY TO MOVE IN

Beautiful beach 15 miles south of Mulege on Concepcion Bay. Palapa sits on the beach with an unobstructed view of Coyote Cove. The lot, approx. 35 X 70 is surrounded by palm trees and other lovely plants, fenced and gated. Seven (7) years remaining on 10 yr. land lease with option for 10 additional years.

Palapa is stick-built on a concrete slab with mexican tile roof. It is approximately 816 sq. feet on main floor with 400 square feet of loft. Outside walls are covered with patate and cordon. There is ample attached storage for infastructure and personal property.

Infastructure:

4 Panel Solar Array with 2000 watt inverter/charger. Includes controller and 6 12-volt gel-cell batteries.

Piped water is available. Palapa also contains 3 1100 liter tenacos with pressurized water system. Hot water is delivered by an "instant on-demand" propane heater.

Sewer system is a community septic system.

125 gallon propane tank.

Household and Other Considerations:

Fully equipped kitchen. Cabinets custom built with cordon and mexican tile countertops. Includes all dishes and other cooking implements. 6 burner Servco Stove/oven, Large propane refrigerator and separate freezer.

Dining Room with beautiful round glass table on cordon base with numberous chairs for entertaining.

Living Room with spanish style furniture from Chicita's in Loreto. Consists of couch and 3 chairs. Coffee table and end tables of Myrtle wood and custom caned bases.

Palapa has wrought iron hand rails up stairs and around loft. Loft includes extra interior storage with two windows. This area can be used for sleeping, office, play room or other purpose.

Main floor has large bedroom with king size bed, 2 end tables, dresser and closet.

Bathroom has large tiled walk-in shower.

There is a pantry area approximately 5X8 with shelving and a work shop 7X12. The storage areas used for much of the infastructure is approx. 24 X 10.

Many more extras included.

There is 7 years left on a 10 year land lease with an option for 10 more years. I would prefer to talk price on the phone with anyone seriously interested.

I am planning to leave the Baja so would not be interested in a trade. Thanks for the questions.
