That looks like a real sweet deal with the land. Just goes to show you, things are tough all over the city.

Luis.... Have you tried advertising your place in other locales, Phoenix or Portland for instance? There are a lot of people who would like to relocate, in spite of all the issues.

Terms??
Will you carry for short term? How much down and how much per month?
(For qualified purchaser, of course).

At the end of the day, this dwelling can best be described as either a manufactured home, or a double wide. Not to denigrate the upgrades. But, truth is that you are trying to sell, and for at least two years, a trailer with a view.

So, this brings me to a big question. In your various posts over the past few years, you have described yourself in terms ranging from being a retired contractor who has built thousands of homes in the US, to a real estate developer and contractor in Ensenada.

Assuming you do have clear title to this property, I would have to admit that for its location alone, I'm intrigued. But, despite your having dropped your asking price somewhat, it still doesn't come close to a number you're going to have to get to in order to actually sell. Not for a trailer with a view.

HowOdd, your snobbery is showing!! :( There is a big difference between a trailer house & a modular home! Trust me, my first home purchase was a new 12' x 60' mobile home with aluminum sheathing, hauled to my lot on wheels & skirted....that mobile home was a helluva lot closer to the "trailer" you're making Riptide's (what appears to be) modular home out to be!

Hang in there Riptide, it only takes the right buyer to make a sale! :bounce:

friends built a house in that neighborhood 2 years ago. stayed there several times. the neighborhood has a many nice custom homes. odd statement by seller saying that the trailer being better than mexican construction. i have seen many, many, many mexican houses that are better than trailers. most mexican houses in that area are probably better than trailer. sounds like a white trash gringo whose trailer is dragging down neighboring house values :lol:

Lived in a trailer for a couple of years, was just as nice as a regular house. It wasn't in a tornado or hurricane prone area.
