I'm back online once again and even more motivated to sell than before, so i'm reducing the price of my 2-story house on Shell Beach in Punta Chivato to $130,000 US (includes Fideicomiso and PROFEPA clearance). The approx 30m square x 30m square lot includes the following amenities: 2nd story bedroom w/half bath, tile deck and great views of Bahia Santa Inez, Bahia Conception, north desert and Vulcan Tres Virgenes; lower level w/full bath/shower, kitchen, LR and area for parking boat or truck inside. Running water + Pila, solar, propane water heater. Small garage in back has room enough for a quad(s), storage, tools, etc. Solid perimeter rock wall w/metal gates and landscaping. I know this home and although many say Punta Chivato is over priced there are reasons. To understand and appreciate Punta Chivato you really need to spend some time here. Right now you could maybe build a house for the asking price. But I doubt you could get a lot and a half in a very prime area in Chivato for that price. This is going to make someone very happy.

i love that house and would buy it in a HEARTBEAT if only i was ready for the plunge....not quite yet but i am inching closer! yippee.

I think there may be an opening at the hotel and they have AC. You could get their cheap rooms at $200/night.:tumble:

actually, we have two lots which is why it's ~30x30... and the upstairs has a great view with plenty of air flow.

PROFEPA came through Punta Chivato like a world wind and gave almost everyone citations for violations none of us had heard of. It was a really big mess and some of the fines were going to be over $10,000usd. When the ejido members started selling land here they didn't file for rezoning and instead of going after the ejido or the parcel owners they went after the new land owners, the rich Americans. Also issues with the environmental people and some issues with making improvements in the federal zone buffer. And of course we all had local building permits but not State permits. Anyway "PROFEPA clearance" is a big issue here and it cost each home owner a lot of money to resolve the issues. And there are still some that have not.

So the PROFEPA clearance has to do with issues surrounding the privatization of ejido land. Where is the notario that handles these deals?

not true

you needed a enviormental impact report BEFORE you build

no one at the time knew what to do

clearance was given later AFTER the report was completed

PROFEPA has nothing to do with issues surrounding the privatization of ejido land

Oh OK, PROFEPA is a different issue then.

I'm interested and was just reading how the properties in Chivato were developed in the late 90s when the ejido members were given deeds to the properties.

"Punta Chivato has grown rapidly since the Ejido began selling property during the latter part of the 1990’s."

k-rico, That is an old out dated article that for some reason promotes the hotel. The author has sold his house, I believe. Although the owner of the Pasada da Las Flores has done an amazing restoration the prices are outrageous. There are rentals now that offer a much better value. And the owner has not participated in emergency or other needs of the community. He was leasing Recardo his nice little restaraunt that was a big hit with the locals but made the second years conditions unacceptable. Over priced. Recardo now has a restaurant in La Paz. The road is and always has been bad. There is no longer a store. Los Chibatos restaurant is doing well and serves better meals than last year. The owner, Raul, has many interests in PC. Besides the restaurant he's a large property owner and I believe he manages the development corporations' interest. He has been a first responder to the needs of the community and says the the hotel adjacent to his restaurant will be open soon at reasonable rates. He also runs the camping beach which will be improve "soon". And an RV park is under construction. He must have a webb site that explains all this and more. Raul also has the water concession as mentioned and there are at least 10 parcels he is servicing at this time on Shell Beach. Including the redbear home. The grand development plan is on hold, surprise! Much of the reason for the sky high pricing is due to idealistic new property owners that have built mansions in the true California tradition. The old ideals of the beach camping originals is now mostly a fond memory. Many of those early campers & original home owners are still here but in homes on waterfront lots. Redbear is one of them although not waterfront. About the road.... there is hope that after this years storm season there will be an attempt to make some lasting changes to improve access to this primo area. Power and SAPA water are always in the rumor mill.
