$16M New Development in San Felipe

Last week, an agreement was announced to invest some $16 million dollars in construction of a four-tower condominium complex on 70 hectares of land
north of San Felipe. The investment group, Organización Ramírez, considers that San Felipe has great potential as a future tourist port. The proposed
development involves the construction of 4 condominium towers and a residential subdivision with private pool and all amenities. Construction could
begin this summer.

"tower" that means high rise or something above 3 or 4 levels, eh?
all that open space and people want to be in a high rise... incredible!
i suppose if you lived in a high rise you could get above the blowing sand

No but a good friend of mine lives at PDO against a wall that backs up to a vast amount of open land.
I always kid him that the first Walmart in SF will be built behind that wall.
So, guess what, it appears that maybe that is where it will go??

I find that proposal absurd. Are they saying sales of
condos/homes in San Felipe are currently anything
other than stagnant? I forsee another empty shell of

sounds like a government financing arrangement. Profit is all taken up front, land sale, planning, design and units for the officials. If nothing
ever sells maybe the developer has already gotten his profit.
I would be interested in the location too.

Is it a newbie in the area or one of the majors already there?

Are they going to put in a sewage treatment plant or just dump it off shore like the rest of Baja.

Buy a unit when the project is complete. A minimum deposit tha you are will to lose or walk away from is good.
Baja is littered with the carcasses of dreams and desires of people who invested in developments.

If you read the entire article his name is in there.
I did some research and he is very well educated and most of it in the US and Europe!!

The word "Port" is a small problem with this. A cruise ship would have to anchor at Consag Rock to be in enough water to float at low tide.
Loooonnnnngg trip into town via a bunch of boats and then....what? No upscale stores?
There are three other "high rise" buildings going up in SF...been going up for about five years....not going up very fast....

If it is not built, do not even think about pre-sales or become one of the many screwed over like the Trump's Condos. Had several people tell me what
great investments they made on their Trump pre-sales and now they are in a lawsuit that will get them NOTHING!! Sad the developer got money up front
claiming all kinds of B.S., as to why he did not have any monies left to give back and claiming it was not his responsibilty to pay it back either.
LET THE BUYER BEWARE, BE CAREFUL--- BE VERY CAREFUL, I like San Felipe but the need for condos right now in this economy is just not real!! Take

I think the site is where some vacant bakery is located....next to a Bar B Q joint
There are few high rise sites under construction in San Felipe. Yes....all rusting away.
I seriously doubt any major scale construction plans for San Felipe...the economics just aint there anymore. Keep your change in your pockets! The
ocean liner idea is a pipe dream or scam. There's no way a cruise liner can get that far up to SF. Hell....they'll pick Gonzaga Bay someday, it's a
perfect inlet .....
