Thanks for your replies and interest!
Yes, it is a fabulous deal on a fabulous place.
We love it!
It's a very nice community. Our neighbors are great people.
We'll certainly miss being there when it's sold.

There is a fideicomiso on the lot where the house is.
And there is a lease on the second lot. It is currently a 10 yr lease, renewed last in 2009.
Neither of these has been any problem, historically.

There was some technicality, concerning the undeveloped land next to the property, which made it a lease rather than fideicomiso originally. Since you mentioned it, we're going to look into a fideicomiso for that lot also.

but since i am like 2.5 hours away in SDL AZ i can't be sure.... hahahaha

wish i could buy that home tho. i'd want to split off the extra lot however to reduce my hold requirements.

I was in a hurry earlier, distracted and mistook you for our neighbor Capt Kelly across the bay.

And for your message on the U2U system.
Forgive me, but I don't know how to 'respond' on that ...

To answer your question:
It's an 8 mile drive from the house to the main highway
Mexican Federal Highway (carretera federal) No. 1.

Our road meets Rt 1 in town at Card##as and San Quintin.
Many stores of all kinds, gas, Globo, tasty fish tacos ... all right there ... It's the largest community between there and Ensenada

Additionally, the Old Mill is just a short boat ride across the bay from the house.
(see that map at the website)

If you've got a dune buggy (quad or sturdy 4WD), I can tell you an even more exciting way to get there ... Same with a ride over to the Pacific Coast ...


When you see how that 'extra lot' is appointed, folks would certainly want to keep it!
It's very nice ...
And available for expansion of the structures or additional ones ...

Also, around 30 yrs remain on the current 50 yr fideicomiso.

Yeah, it's a great house in a spectacular remote location.
With wonderful neighbors.
We'll really miss being here when it sells.

We took a lovely ride in the 4Runner over to the Pacific coast in those picts just yesterday ...
It's a rough ride but, man-

Pretty much everything in the picts.

Just a few art works on some walls will go with us.
That won't be a mystery to a buyer.

It is off the grid.
The solar power system, which you can check out in the Property Details of the website, does a pretty good job for most needs. The details are fully detailed there. If you have any questions, just let me know.
Baja Solar Power Guru Mike Diogo installed and has maintained and enhanced it over the years, and is very familiar with it.

The house is wired for both modified sine wave and full sine wave inverters, and powered by them for those different uses ... side by side in most rooms.

There is also a 6.5 KW Onami generator- propane powered, for when the sun is a bit shy ...

The internet service is excellent and works as well as the internet in most places in the states. For phone service, Skype works great but the Mexican company Telcel is also available, but expensive.

Television service to the area is via satellite I believe.

Have you considered renting it for a week until it sells? Just wondering. It is a beautiful home and I think you would have many people interested in renting it. My brother-in-law's house faces Isla San Martin, not too far from El Pedregal, just a little bit north. It is a peaceful area, too bad you have to sell your beautiful home.
