3 Bedroom Casita in Mulege $65K
Welcome to our vacation home in Mulege, Baja Mexico. We fell in love with this place in 2006 while it was being completed. This is a 3 bedroom, 2
bathroom home. There is a master on the main floor is filled with windows, and has plenty of closet space. The main bathroom has a Roman tub and
shower down in Mexican tile, with a wall to ceiling linen closet.
The kitchen has a a beautiful tiled countertop, that can double as a breakfast bar. Open the arched kitchen window and listen to the birds and gaze at
the fruit and palm trees. There is a six-burner gas stove and a full sized refrigerator. Lots of handmade cabinetry to store of your dishes and
glassware.
The living room and dining room are open concept, and there are patio doors leading out onto a sun porch that is perfect for your morning coffee.
There is also both an indoor and outdoor fireplace, also done with Mexican decor.
Head upstairs and enjoy the custom made wrought iron railing. Two more bedrooms are awaiting, with a shared bath in between. Both bedrooms have their
own closets and patios.
Situated on a corner lot, there is also greenspace on two sides. Green space that consists of tropical palm trees, bougainvilleas, and other such
foilage.
The casita is located in The Orchard, a quiet complex just minutes from the town of Mulege. The neighbors are the best there is, and the setting is
near paradise. We are the original owners, and are selling only because we now have two toddlers, making travel quite difficult. Our hearts will
always love both The Orchard, and Mulege.

You are in the river bed. Two questions.
First. How about some photos.
Second. What happened in the past few years when the river overflowed?
Some properties weathered the the storm. Some were washed away.
What happened to this property during repeated floods?
Just wondering. Our friend Toneart has a home nearby. Fortunately for him, it was only the ground floor that was damaged.
So, come clean on this property, if you want to sell it.

Go Howoodd! Disclosure is important for your good night sleep. I've heard a cuidado for any cars, trailers, etc that are being sold in Mulege
because of the floods. Katrina? It will probably not happen again but... Good luck as the beauty of Mulege will continue to attract new and old
visitors. Tio

i heard on the radio the other day that you shall not call it a "master bedroom" as it brings up ugly images of slavery. also, you will not say
"walking distance" if you want to not offend the wimps and gimps among us!
they say it is correct, politically. i don't subscribe to that thread but thought you should know.....

motoged, you nailed it.
I do feel sorry for those who bought down there, whether their homes were washed away, badly damaged or not re-sellable. But, geez. Those two nasty
storms coming as close together as they did.....
My feeling is that anyone thinking of buying down in the riverbed is just betting that their investment will sustain long enough. It is a gamble. But
with the climate change thing, who knows?

QUESTION:
Are the properties along the riverbed (ORCHARD) lease properties, or fideicomiso?
Some photos would be nice...at least provide a link to PHOTOBUCKET, PICASA, et al.

Well, you can see why lots of people will take the risk. That looks like a really nice place for $65,000, and you are not leasing the land.

I think that any properties along the river that survived Jimena are probably safe. That was a huge storm that lingered. They may get flooded again,
but they are unlikely to be destroyed like the riverfront houses in The Orchard were.
There are some deals in there (fideicomiso). I'm not aware of any land ownership issues in The Orchard. Does anybody know the title history?
I wonder how much the riverfront lots that had houses on them before Jimena are selling for now. Nice lots if you're willing to take a chance.

Exactly. Just as msteve1014 mentioned, most of the time, this area is total paradise. Beautiful location and lovely homes.
So, as I previously mentioned, maybe $65,000 for a home there is a great buy, if there are no massive floods for the next ten years or so. A gamble.
