Beach palapa in El Burro
We are selling our beach palapa. Priced at 23k. Directly on a beautiful sandy beach approximately 18 miles South of Mulege. Our current lease is at
2800/yr. Turn key. Includes everything from hot water heater to several propane tanks, stove, refrigerator, bedding, dishes and completely set up
24' 5th wheel travel trailer with included window air-conditioner. (You'll need a small generator to run the air-conditioner. We use a 2000 Honda
which we take with us to the US and is not included.) Solar with 2500 watt inverter and 4 deep cell batteries. Recent upgrades include: a deck off
the upstairs loft, new rear roof and exterior wood protection treatment. Great location on north end of beach. Additional pictures on request.

Beautiful place on a beautiful beach. I know you searched this place out last year and hopefully were successful fixing your slide out. Hope your
health is good; why the sale?? I was just up there and cruised your beach but wasn't sure which place was yours. Met a great character named JB in

I have a 90 year old mom in Seattle that we need to spend more time with. We purchased in July of last year. Spent July, Aug, Sept and most of Oct
here. Headed to mom's and Colorado for the holidays in October and returned here in early January. Love the place but need to be closer to Seattle.
When you met JB he was probably with Skip who is our neighbor to the South. Skip is here year-around- Jb for a few months at a time. Can't miss our
place- Willy Airstream has been here- motorhome parked to the side with plates Retird7 and car with plates El Burro. (We are about 9 or 10 palapas to
the North of JB.) Definitely stop by when you're in the area. (Generally speaking there are only about 6 residents here at any one time.) We are
heading to Seattle the middle of June and will return in about 3 months. Ron

Looks like a sandy beach without many rocks from the pic you posted. I've never been to El Burro but I wish I was there right now !! Best of luck to

Thanks. It really is a great sandy beach. Attached is a picture of a local Mexican that stopped by to get an orange for the local burro. The Mexican
is sitting on our patio. The water at high tide is about 12' from our front patio.

Yeap, I can sit on the patio and dangle my toes in the surf. You can't get much closer. It is a really nice place with a great beach, near by
restaurants and a short drive to town.

BajaSuzie- not really interested in renting. We don't have anybody local to manage it so things like changing out propane tanks and filling water pila
etc become problematic for a renter and the landlord. Thanks for asking.

Shower in palapa. There is a shower in the 5th wheel but we don't use it.

I wouldn't have any problems doing those basic things that anybody who has lived in Mexico for more than a few months knows how to do. And wouldn't
the neighbors help out? Don't dismiss the renting idea. You would have a positive cash flow and an asset that IMHO will appreciate nicely in the
coming years.
Is the house close to the campsites?

SF and H- thanks for the input but we really only have one neighbor that stays here year around. He is 80 and although he would help we just wouldn't
ask him. Most of our neighbors come down for 2 or 3 months at a time and at varying times a year. I understand what you are saying about people
living here knowing how to deal with the challenges I mentioned but unless they have actually lived off grid they will find this living different.
There are places for campers to camp at our beach but all 23 palapas are owned so it is not a typical campsite environment. Most people looking to
camp go to Santispac where there is only one permanent resident. Thanks for the input. Ron

Recently I had an offer to trade- the offer included a vehicle etc. The offer didn't work out but I am creative and would consider a trade, owner
financing with a lien on US real estate etc.
