San Juanico/Scorpion Bay
San Jaunico(south) parcel offered for sale. 160,000 dlls
This parcel has the Certificada de Parcela and the title has been applied for , which is the next step after the Certificada de Parcela.
The parcel is 70 meters wide(beach front) by 1000 meters. It is south of San Jaunico(Scorpion Bay) and abuts to the new highway that is being
constructed so will have great access. Also is near a lagoon that could someday become a marina.

I'm thinking of the availabiity of potential sites of a marina. I have a lot in Las Salinas north of Ensenada and it is a similar challenge, but there
is access for small vessels. A swamp it is not. Mangroves are not there in numbers. Woody it is not up to me but if it were, I would prefer no marina.
It is a place for surfers and off roaders to do their thing. The positive thing it is close to Scorpion Bay, on the ocean and has access to the main
road.

I was simply commenting (tongue in cheek!) about your sales pitch where you made an assumption (marina) that has no basis in reality other than a
guess or wish. has the govt settled on starting up the Escalera Nautica again?

i don't understand what you say about title and cert de parcela? so it is uncertain title? or paperwork does not yet recognize parcel? sounds
uncertain, eh?
price seems steep compared to the similar size waterfront lot (with house and utility cxns) that diane is selling for half your price just up the
coast in BA.
re the lagoon being developed as marina, sounds a bit of a stretch.

Olivia is a Ejidotaria of the Ejido La Purisima. It is the 3rd largest in Mexico concerning the land. The Ejido has been dividing up the land among
its members(382). When the parcela's are raffled out you get a lot number. Then you go get the Certificada De Parcela in La Paz. After this step we
can apply for the legal title. The reason this parcel and others we have are in Certificada De Parcela are because of tax reasons and following the
correct procedure to obtain legal title. We are applying for the title this week because I feel a foreigner and not a national will buy this
particular parcel. It is important for the buyer that the proper order paperwork is followed.
This is a parcel that is 70 meters wide by one kilometer. It is not a lot. It is one of the best we have and the new highway from San Ignacio to
Insurgentes will be at the access. I'm sure someone who develops could get many lots out of this piece.
About the marina, I'm sorry I brought it up. It is near a estuary! A shallow one at that.
I am not comparing against anything. We feel this is a fair and good price for this piece of land at $2.28 per square meter at this location.

70 meters is really narrow for a parcel. My lot here (for sale) is 47 x 75 meters. (.85 acres) and my asking price is double what their asking and
that's just one lot.
I think once the titles are tested and the hwy is in the investment would be sound. Also you may be required to have a 15m access easement on each
side too. There is much to be considered here.

From what our surveyor told me there would need to be a 20 meter easement that would run down the center. This easement would be in case a road(Govt.)
would be built and to provide access to the ocean federal zone. This property dead ends there, so I will say that the lots would be smaller in
reality, but the road area would/could be used for use by the lot owners. I would not build in that part, but I imagine one could fence and plant.
Also in situations like this, the Govt. can offer approval or denial of road path with a proper application. I'm by no means an expert on these
situations, but I have aquired a lot of information from what I believe are relyable sources. Especially dealing with Ejido lands.

70X1000 meters sounds pretty large to me and for $160,000 I bet this will be a good investment over time. Once that road comes in from the north
there will be a lot of traffic coming thru, people will see the beauty and people will retire there, just as they've been doing over the last 20
years. That strip will be pretty prime.....

I know places just south, like Mag Bay or San Gregorio can be marshy or swampy. This parcel near is a shallow sand pit with a little water in it. It
has little wildlife value and there are few marina locations to be had along the coast. The bays north are protected, there is Turtle Bay, San
Gregorio and there is Mag Bay. Turtle Bay is far north. San Gregorio is a estuary that goes back miles. With all this water coming and going with
tides it runs like a fast flowing river. Mag Bay is similar. It is downright scary going through the mouths trying to get into the Pacific. The marina
idea is something for the future for sure, but sometimes things happen real fast like Cabo and the like. It was not that long of about 25 years when
we were dragged to tents in Cabo and being told to buy NOW. We would become millionares the sales teams would tell us. I thought they were conning me.
Your right about the marina....it was an assumtion! I'm a dreamer.
