The South Campos Facebook page broke the news and this link was added... (the photo is obviously of the Pacific ocean, and there are no rock features like that near Bahia Santa Maria )

According to the two environmental impact manifestos delivered by Inveravante-Crecentia corporation to the Secretariat of
Environment and Natural Resources (SEMARNAT) in September 2011, Marinazul is located in the coastal corridor San Felipe – Bahia de los Angeles, a pristine area recognized for its high potential to attract international tourism.

The start of the project was awaiting its authorization while the environmental impact requirement was still under review in SEMARNAT on April 15 of last year.

The Spanish investor expects the development of basic infrastructure will be completed in a period of five years, and the time they will take to complete the work is estimated in about 25 years, while project life is estimated at 50.

The land on which the megaproject is intended to carry out operations is also known as Campo Santa Maria, Ejido Delicias or Percebú and is part of the Ejido Plan Nacional Agrario located within the municipality of Ensenada. The project will have an economical impact
benefiting the town of San Felipe, which is located 28 kilometers north of the project.

The investor, represented in Mexico by project manager Manuel Rodriguez Gonzalez, explains in the environmental manifests that due to the complexity and nature of the works, a master plan was raised and it is aimed at tourist-oriented real estate development.

The project involves performing a set of buildings and infrastructure that will allow the creation of tourist activities, which include
sports, relaxation, recreation and commerce among others.

For these reasons, Marinazul projected land development is considered a private investment of “high social benefit.”

The most important aspects that distinguish the project are:

1. – Design adapted to the natural conditions of the land, thereby allowing for the optimal use of the land in a sustainable
manner.

2. – Optimal use of water, including recycling wastewater for use in landscaping and irrigation of the golf course, and the
installation of a desalination plant as a source for drinking water.

3. – Exclusion of wastewater discharge.

4. – Integrated waste management.

5. – Implementation of an architectural approach according to the characteristics of the existing environment.

The Spanish consortium considers that the project Marinazul should be placed as a single property, whose estate covers an area of
1,200 hectares, which will house all specifics of the project that will consist of various infrastructure deployment phases.

My thoughts:

Since there is no direct beach frontage, and only lagoon/ marsh/ tidal flats (and the barrier island of 'Shell Island') on the east edge of the desert property, this will be interesting to see if it comes close to happening or destroying an area then going out of business before it is completed?

If they do go ahead and fill in the lagoon and the back bay at Santa Maria and the perhaps the south end of Shell Island so there is a beach the mega resort has access to (without 4WD and salt water crossing :lol: ) I hope it doesn't prevent anyone from enjoying the majority of Shell Island, to the north of Km. 28. Shell Island is at Km. 26, and the island goes just 1.5 km. towards the south from the access road.

Had to happen I guess. Our family first start camping at Percebú in 1959 and continued to until the late 70's. Camp was run by an old Indian/Mexican named Joe (Jose) who had a trailer on top of the hill. perfect vacation spot for x-mas (the pacific being our destination in the summer).

The are they describe cold be quiet large and include much more than the estuary.

David, looks like I sold our house in Percebu at the right time. We hated to leave, but plans dictated we move on. Now this. It's a drag, but as mentioned, it eventually was going to happen. Fishing has been going down hill for a number of years and now this mega project probably will be the end of how we know/access Shell Island. Bummer. C

I don't think the whole reason for improving/paving Hwy 5 to Hwy 1 is for the truckers to bypass Ensenada and San Quintin..........

Somebody with big bucks has their fingers in the pie and stand to make some $$$ on the deal by opening up all the property along both sides of Hwy 5. Just follow the money.

Who was the President of Mexico when that highway improvement was approved and construction started???? Who is the construction company related to and what relatives of the politicians own property along the route????

Maybe not soon, but power lines will start to appear...........

Look what little money did for the prime surf spots on the Pacific side. I'm sure you could roll the green on the 8th hole at night to get to your spot. I hope it doesn't happen.

They may try. They may fail. Will probably wreck the sand spits in the process. Perhaps a couple hurricanes over next couple decades will repair the damage, remove the scars.
Floating docks for 21 foot tides will require some long ramps, eh?
But that tidal flushing will wash the feces out of the marina, so may be ok to flush head to sea at dock.

Why a marina? Dry boat storage facility would be better. No one is going to dock large boats there. Why would they? Northern SOC is chitty place to cruise on large boats.

Only boats there will be 20 foot boats for day trips to fish. Lift and dry storage is all that's needed.

There is no international airport. There is no community to support such a investment. The SF Harbor is still not completed (all the slips are not installed and...it took delays of years to get the fuel depot) so this new harbor will fail. Golfing.....who wants to drive 30 miles and...summer will sunburn your azz.

This project will not happen. ....well.......maybe a fantastic entrance and a few homes :-)




Old people are like the old cars, made of some tough stuff. May show a little rust, but good as gold on the inside.

Mother Nature bats last!

In 1967, a chubasco made a change in the coast between Bahia Santa Maria (before it was called that) and Percebu (later called Laguna Percebu)... It created a back bay/ lagoon and the south end of today's Shell Island was disconnected from the north end of Bahia Santa Maria. A shrimp boat came in on the surge that made this new back bay and it sat there for many years before it began to be dismantled (hoping it could be re-floated out to sea at the next extreme tide surge). Before the chubasco, my dad easily drove the beach from the north side of 'Bahia Santa Maria' to Percebu, where the lagoon entrance there stopped us. Before Shell Island was an island on both ends... or as much of an island.



Looking at the maps posted on the PDF, this Shrimp boat was between the proposed harbor (which is in the salt flat area west of Bahia Santa Maria) and the present south end of Shell Island.

The next such chubasco will destroy any future harbor built in the salt flats... I think there is little doubt. It was coupled with flash floods so walls of water will be coming at this harbor from opposite sides!

It may happen but it won't really. There will be fancy conceptual drawings, a model home and minor infrastructure. They'll attract investors, sell lots then take the money and run.

It might actually happen. Look at Rocky Point. Who would of thought high rise condos and now a cruise ship port is being built. I miss camping on the beach there.
