Yes it is in a flood zone Udo!! have been flooded 5 times, easy clean.
gnukid: the house is title, is under Fideicomiso, the lot is about 300 meter, and the house is about 1000 sq ft.

Thanks all for all the comments even if they are negative, I not lie about the place cause 80% of Mulege is in a flood zone. I'm a honest woman trying to do my job.
If is in a flood zone or the property is in bad condition I will say it.

Flood Concerns


Ten years I built this casita in Mulege and I can understand concerns about flooding but please let me assure you that it not the end of the world.

*after the first flood I got smart and extended the loft by 4 feet.

*each Aug/Sept I pay my caretakers 600 pesos to put "all" my furniture, refrig, stove etc up into the loft....they even disconnect & bring up the water heater and pump.

*the casita is on the 4th street from the river and because of the higher elevation the loft has never had water.

*if flooded the water is easily cleaned sprayed away and damage is minimal.

*after the last flood it was barely feasible to claim it on my property insurance.

We all hope that the government completes their flood control project in the valley so we can control this valuable source of water.

I put my casita up for sale and knew I would be unable to follow up until my health improved so I listed it with a young couple who purchased a casita across the street from me amd she works for ReMax based out of Rosarito Beach.

I think there are 3 photos on this post..............what else would you like to see?

Wodd? Don't you have anything else to do? You jump on all these sale items with negative questions with no intention and I doubt the means to buy anything....Is it some kind of deficiency thing? How about publishing your bank statement for us to show that you COULD actually buy something? Or failing that, at least explain why you have A real interest??? Troll and phoney come to mind....

Besides..for 49 grand what do you want?..a mansion on the beach? 20 years ago I surely would have taken the leap, like I did in Nopolo. Screw the flood stuff and deal with it as it happens. Keeps you young.

nothing wrong with pointing out some potential pitfalls of certain objects in infamous areas - don't need to be a potential buyer to help some poor souls. Unless you think information is bad for potential buyers.
The agents don't need any help - they are as bad as Saul.

Like La Paz agents showing La Ventana properties only when it is not windy. And La Ventana properties when it is too effing hot in La Paz. Did somebody say horse traders?
