So this is in the housing development across from Don Chano?
Is there a rent fee or do you own the property?
Have you had flooding problems ?
Will you be in Mulege in January?

Just in case fishhead doesn't see this for awhile.
The Oasis community is across from the malechon more,, it is the 2nd park from town by the estuary.
This property is at the east end and up the hill on the last street before the Jungle properties.
If there was any water it would not have been much due to the location. of the lot.
Some know the area and some think they know the area. Sounds horrific from some but to each is their opinion... You just have to see for yourself and talk to many.

A person doesn't have to live in a place to know what happens there every other year or so....

I love Mulege, but is has known flooding issues...:light:

And! Being an important personage, you feel its important to denigrate a piece of property that you have likely never set foot on? You blow through Mulege every couple of years on your DIRT BIKE, cadge a flop somewhere, mooch beers and move on. Spend almost no money, make no investment. Mulege has its good points and bad...Let people make up their own minds, no one really needs your help...

wow... those are some golden oldie pics....
The property listed in this thread is not close to either of these pics..
If I could post pics you can see what it looks like the other 364 days a year...
That Orchard sign has been gone for over 4 years... Some of us have actually been here when a flash flood happens. yup, its a mess and can be scary if you didn't prepare... comes and goes in a few hours not like what you see in the south and south east NOB...
I don't think I am wrong, there has never been more than one in any given year.. not that this helps. Most homes you see along the estuary have survived them all and folks are still living in them...
Not much better an area to spend the winter...
Would much rather handle this than Calif. right now or tornado alley where there is no notice to get out, the latter I have dealt with also..
I'm not kiddin myself, it gets ugly but the area and the Mulege family makes it very much worth while...
Be glad to pour you a beer and show you how we have adapted.
Now I am off my soapbox as many will poo poo everything I have written...
Thanks Chuck, we had some of the best super burritos tonite at Poncho's next to the bomberos... Newer place outdoor garden...

I responded to a poster's question about flooding with evidence of the phenomenon.... FACT !

I am not trying to hijack the thread or denigrate a seller's post...but it is disingenuous to gloss over the reality of the flood issues in Mulege. Due diligence is part of real estate sales game...

Just sayin', folks.

I was not making personal attacks on anyone...

Maybe that disrespectful behaviour is more of an issue here...:rolleyes:

Chuckie, Many times I agree with you. But not in this case. I personally know someone who was assured by many that the property they bought 3 years ago did not flood. They have been flooded the last 2 years. Buyer beware...And there is nothing wrong with people saying it floods in Mulege.
