too good to be true?


Hola ,
as you can see from previous post we are in the process of researching construction methods for a slice of property we have between CSL and Todos Santos. We thank you for all of the helpful responses. In the mean time a friend has forwarded me some information about a placce in SJD called Palomar R.V. Resort. This apparently is a semi large site overlooking the ocean that has long term r.v. sites and palapa homes. The have Bodegas with palapas on lots overlooking the Sea of Cortez with storage areas for boats,etc. with all utilities for around 40K complete. Heres the catch as i see it. You own the improvements but THEY own the property. They have a pool and seemingly all of the usual. From their website it all looks great. I could sell my lot and more than pay for this, but i wonder, what is the risk and do any of you know of this place or these people? If you would kindly take a minute and look at their website and give me your honest appraisal i would be grateful: http://bajaquest.com/paloma/ They e-mailed me that they are building a house as i described for a total cost of 40K. Now it is well known that i am a fool , a fisherman and a drunk, so if you would look at this and give me some feedback i would really appretiate it! Saludos! .... jim

as long as they own the land they own every-thang attached under Mexican law. the most you can legally git is a 9.9 year lease and that can be canceled for a Lot of reasons . read there contract well and git it checked by several lawyers. they could sell out next year to some developer and you will be out looking again.

rule #1 never invest More in rented or leased land than you can afford to walk away from .

The whole setup looks beautiful if you can live that close to that many people and have the same things in common, getting drunk, fishing, telling stories over and over. I'm sorry nobody can help you make a decision like that.

First question is...is it affordable to you, to loose in the far future? If not?don?t buy in. If yes?I have done a similar deal in Campos Ocotillo this past year. After mucho researching of a year?s time, we decided to grab this land. It?s cheaper for us to lease out this beach lot and build a La Casa, than having to fly around Mexico paying that Hilton whacked out chick!
Others here at the forum have other ways to buy Baja property (which I respect too). Here?s what I did. Find yourself a good spot (you did!). Now go talk to every living soul of that compound and ask: Has the landowner been fair? Has the land / ranch / whatever been in the same family for years? The rates of the lease and renewable clauses, is it fair? Ask an overabundance of questions here at this forum! Check with a referred local area Lawyer to look into any land disputes, claims, and negative govt decisions. Sign any papers with a crowd in front of you (I had four people). Your finale understanding should be that you could loose this property for whatever reason. And there?s a lot more data others here will fill in for you, but the above were my KEY concerns.
Just remember this too: The Govt, merchants at a Mall, home leasers, trailer courts and many others do indeed lease their location and add thousands of bucks to their location! It?s a common practice to lease and improve, if you are in good with the landowner!
Now?go make a dream come true!

While I am not familiar with this park in particular, this area is growing by leaps and bounds. If the view is very important, I would take a long hard look at what is in front of you. They say there is a view of the arch but the Holiday Inn(or any other hotel chain) could change all that.
I dont go to San Lucas for much of anything but Costco but if I find myself down there I will take a look for you. The place all finished looks real nice. Buildiing here is as much fun as it is anywhere and you have to add in the excitement of not truly knowing the language.
Will let you know if I go to see the place but my curiosity is up.

be careful. it is always a Gamble . no mater how good the land owner is he can die at any moment and then you deal with his children usually as many as 15 of them and that can be a nightmare. usually most of them will want to sell out to the firs offer.
