Hate to see it go but someone will be very happy. You have an amazing view and a wonderful town that you have picked to live in. Your place is perfect

I neglected to mention that we have a wonderful solar system that runs everything from washing machine to microwave.
We also have running water piped in, just like the rest of town.
It is possible to run electricity to the house, we just chose not to do it.

There is a city limit and all the houses inside that area are titled (our hotel included).
The rest of the land was federal. Became ejido, and first generation ejidatarios were allowed to sell their lots. All the lots are now in the
process of getting titled. From what we were told, it had to be done all at the same time - hundreds of lots.
Great news for us!

This happened here on the coast of Jalisco around 20 years ago. Still happening all over the Pacific coast.

Is it maybe the lure of fast cash for many in the co-op (ejido)? Maybe many are no longer worried about future generations and more about the now?

An Ejido is a super Federal foundation, meaning above and separate from federal law, Delegacion is city/state. You can live in a Ejido with services
or with Delegation services or both or neither.
Ejidos attempt to provide community services and schools but City/State are usually more able to provide water, power, garbage, road management etc.
with Federal support.
Ejido land is subject to PROCEDE and DOMINIO PLENO law, categorized land as PARCELES, Uso Comun, SOLARES, or DOMINIO PLENO. SOLARES and DOMINIO
PLENO property is privatized and can have a Titulo, Uso Comun generally has less services and may become Private once a majority of the Ejido is
divided up by constancia and approved by Ejido. The process seems to occur in large sections that have been surveyed and the conversion occurs by
signature of the Ejido following first right of refusal 30 day period.
Parceles land can be used by the Ejido members, and Solares and Dominio Pleno may be sold by agreement of an assigned Ejido member to any Mexican or
to Permanent and Temporary Residents and foreigners, though foreigners have little standing to contest issues of challenge by Ejido members of first
right of refusal during conversion of ownership brought by the Ejido, if the Ejido do not join together to approve the conversion. There is no point
that the Nationality of the buyer is validated during the process, until there is a conversion to Titulo or a challenge to that process.
There are a large number of foreigners who live on Ejido property land in Baja and occasionally there is a contest to conversion to private property
during the 30 day right of refusal period or that the process was not properly publicized of followed.
Apparently, Uso Comun can be assigned for lease up to 30 years.
It's possible that there can be issues as Ejidos complete the divisions of all their property and newly inherited Ejido members look for more income
by challenging the first right of refusal of conversion process to private property.
It's helpful to ask the seller and verify by seeing the paperwork (usually constancia) what category type of Ejido Parcele land is being offered for
sale, Solares, DOMINIO PLENO or Uso Comun which is usually used for public grazing schools, garbage dump, water and power etc. Usually there is a
large plan for the region available that shows how the area is currently divided and categorized. You may also do some research with the office of
Agraria and/or with the President of the Ejido who should be able to answer questions.
Your milage may vary... depending on the ejido, the category type of property, line of ownership and timing.
