I have spent a little time in that neighborhood, but not enough to know what RINO is all about. Resident In Name Only? (attempted humor)

According to their website (https://rino-baja.com), it's going to be a 30 room "boutique hotel" with $400-$600 a night rooms, a bar/restaurant, and a yoga/wellness program.
They're selling shares to potential investors starting in just over a week, and looking at their website, it appears that they're going to be building
on the bluff above San Pedrito.

There are many failed developments where people bought in before construction and lost their money…. many, many, many. Did I say a lot? Even the
Trump family grifted a bunch of investors with a Baja development that failed…

Goat, Trump sold the rights to use his name on that project, that's all. His family was otherwise not involved. It was a poor idea, of course, but his
name was valuable.

The part of their statement that I'm most curious about is this one, having lived in the area in the past:
"A 30-room boutique hotel with $400–$600/night ADR, operating under a secure revenue-based lease agreement with the local Ejido.
(Average Daily
Rate)."
Among my other questions (Water, sewage, access, etc), just a little bit curious how the local Ejido connection has worked this one out.

I just read this article from a Kansas City news outlet. The mere mention of "Crowdfund," to Harald's point, means that the project has no money of its own,
but the developers will happily take it from investors.

It's interesting to see that the two "developers" share a fondness for the tequila industry. In the shadow of the fiasco that was the Tequila Ranch,
what could possibly go wrong?

RINO says they're a US business. If I were interested in doing business in Pescadero with this startup, I'd have US/MX attorneys check them out.

Reminds me of a visit to Cabo San Lucas in 1991, when I ended up at a time-share seminar. Thank goodness I was strong enough to resist the
high-pressure sales tactics. Others there were not so fortunate. Or, maybe I was the only intended rube, with the others seen signing contracts being
in reality only shills...

I have a distant memory of attending an East Cape Cabo property sales pitch long ago, and came away with, what a bunch of hoars they were.
Harsh? Perhaps. The thought of some of those timeshare offers has never changed. Not for me!
I am grateful to have had what I was lucky to have had for the few of the decades I was given.
The experiences I have had the privilege to witness has filled my life forever more.
The locals, with your magnanimous hospitality, contributed to my appreciation of those good time memories.
The accommodations I was so feely given has meant the world when I was a feral camper and later a property owner.
The personal tours of some of their homes I was offered has always meant the world to me.
Thank you MD. Thank you WP. Thank you Hobie. Thank you to Eric, other surf hat guy on the hill. Thank you to the Dive'n'surf brothers.
Flippy and Walter, your walls covered with decades of immeasurable value of artifacts from the world over, remains a valued gift to my life's
experiences, even so long after your passing on. I would hope those artifacts found a home deserving of their value.
The extra length boards those two brothers rode at the time, now means all the more to me now. I can now finally relate. haha
The East Cape was a gift of a surf wonderland. This view remains valid after explorations throughout Mex. and Centro, and Bali and Java and the
Philippines.
I hope it still remains the wonderland where anyone can find an uncrowded wave to themselves.
I can dream, and I do, thanks our shared appreciation of what Baja has always given to those who venture south.
Forgive my memories flooding back at times on a Sunday morning. What better times to remember?
