Thats all great and I have found an area I am interested. Ensenada sounds great but a little close to the border. I am interested in the San Felipe
area and the current development that is going on. Anyone out there know or currently own any property out there?

hey guys. How is everyone??? Well Ive decided to focus my interest in the beautiful town of San Felipe. It is developing quite well there. I am
extemely interested in the El Dorado Ranch development project. Does anyone have any extended information about the project?

One of my business partners (who should have known better) and two compadres paid up front for a custom built home at El Dorado, put up the money
about 30 months ago.
First Christmas they went down the lot had some stakes and the developer put them up in a motel in town.
Second Christmas there was a slab laid down and the developer put them up in another motel in town.
Last month they went down and there were several walls, framed but not covered up, and the developer told them they could park their motor home in the
back for the week.
At that rate I figure they will be ready to move in about the time the first Social Security checks arrive (and my pal is 50)

"beautiful town"? temperature is hellish 6 months out of the year. beaches are wide, flat and muddy. the climate is so extreme that cactus barely
survive. kind of the arm pit of baja. what on earth attracts you to san felipe? the mediterannean climate, perhaps?

I checked out El Dorado Ranch and it seems like an attractive offer. I went online to for some feedback and it lead me to tow websites. 1.
discover-baja.com and eco-baja.com. They offer lots from 12000 dollars with solar lots and other ammentities. They also offer a "DISCOVERY TOUR" for
200 bucks that allows you to check out the property. Seems too good to be true, the "DISCOVERY TOUR" that is. Has anyone participated in a
"DISCOVERY TOUR"?????

I went to a local slide show presentation (with free dinner!!) in San Diego about 6 months ago. The El Dorado sales people have been selling these
properties for years, and have offered their Discovery Tour for years as well. In October, when I attended the dinner, the Discovery bus Tour was
only $75 - special deal. I wanted to go just for the fun of it, but never got around to it. Not "too good to be true" - it's a bus, a BBQ, probably
pays for itself, and a fraction of them possibly rent, buy a lot, eat at the restaurants, stay at the hotel - spend money. Frankly, I was impressed
with the property - as that type of property goes. I am absolutely not interested in golf, or even looking at a golf course when I'm in Baja - so
that turned me off. But the land that encompasses the property has developed over the years to include 3 restaurants, the golf course (more than
one?), the pool, clubhouse, etc. - and very low HOA dues - like $200/year or something depending on the location of your lot (I think). The houses
are not cluttering up the coastline, the land is mildly sloping so everyone has an ocean view, and you can either build your own or contract with
them; or hold onto your lot and don't build. A variety of architecture - something for everyone - low key, plenty of open space. I would strongly
suggest you go on the Discovery Tour, ask plenty of questions, and maybe rent a place in the near future for a week or two. Go in the summer to see
if the heat is too much for you. I believe there are also resale properties, which may appeal to you if you don't want to go through a construction
process.

To folks who make San Felipe their home, those are fighting words. Quite ignorant fighting words at that.
In the early nineties, during a party in Sacramento, I mentioned being in the process of building a home in Loreto, when some jerk made the remark
about "it" being the a*shole of the world. No doubt, he knew aplenty about A*sholes, knowing in fact that he lived in Rio Linda, the A1 redneck
poverty struck area of Sacramento. Likely still lives there and still laying carpet in his old age. Serves him right.

San Felipe is a wonderful place!!!!
El Dorado is not, in my opinion (disclaimer). El Dorado beach area (once the investors there travel to the water side) is the muddy beach area. The
downtown area and further south is NOT muddy. El Dorado is 7-8 miles out of town (of San Felipe). Unless El Dorado is your style.
Otherwise, do NOT stop at El Dorado, but rather go into town and look there and nearby for options. MUCH cheaper than El Dorado, and more bang for
your buck if this is the area for you. Had I visited this website again earlier, I could have shown you our place that sold just a couple of months
ago. If you google San Felipe, the 2nd website has some classifieds, as that is where we posted ours for sale (and sold shortly after).
Take your time and visit the areas you look at. Talk to some "locals" at restaurants or bars. Keep reading here and get familiar with your options
no matter where. Just my two cents.

GO SOUTH!
