I suppose that it is much like Wall Street or Indian Casinos. Given the long term history of this river flood plain, someone looking for maybe ten
years of ownership, might just get away with it. All bets down.

Because many like living there, and accept that risk. Same goes for living along most rivers and seacoasts in hurricane zones.

leases along the rio are real cheap.
just like at all the RV parks.
1/5th of that likely, maybe less.
$6 a day on some.

As if yesterday, Nels' house is still available...good lease, and good landlord.
Lots of nice furniture and decor included, too. Price quoted for sale of John Atkins' house near Casa Granada, was $150,000. Snap up Nels' for
$49,000.

Maybe perhaps someone local, with familiarity could enlighten us about the differences between this property and that of toneart which is for sale for
the same price, but also boasts that it is a clear title that allows a buyer to get a fideicomiso?

We who are here here know this. There is a right price for everything under any circumstance. Prices here have hit rock bottom. Our houses that have
survived have suffered the worst hurricane (Jimena) that Central Baja has ever experienced. It is worth the risk!. We may have more floods and
maybe not. Insurance companies are still insuring here. At these prices, you mop it up and continue enjoying the Mulege good life.
Have you tried to find so much for so little anywhere in the world near the water? And Mulege is a short distance from The U.S.A. and Canada. Boating,
fishing, swimming, fantastic restaurants, great winter weather while everyone else up north experiences cold, long winters. The bonus that puts it
over the top are the wonderful people. We help each other.

I'm doin' it again, sslooowwly, but doing it I am.
I tore out all the drywall (good riddance!) and had concrete stucco walls put in. Changed a large utility room into a tiled-floor bedroom with large
window and AC, put a door into the adjacent bathroom and turned what had been a one-bedroom/bath palapa into a 3-bedroom 2-bath home with large
windows and private gardens.
Went out to dinner with girlfriends (chili rellenos at Pancho Villas, scrummy!) and discussed color schemes for the redecoration.
As they say, "No Bad Days in Mulege!"

Howard,
I think this subject, Fideocomiso vs. lease has been well covered in Bajanomad. In my post above I didn't plug my own because I wanted to comment on
the house that is the topic of this string. It is a good deal. Leon, the owner of The Oasis is a straight shooter and not mercenary. So, my exuberance
over this house carries with it my opinion and experience, in general, of life on The River in Mulege, and the components which add up to the great
values that are to be found here. You really have to be here to see and understand it.
Unfortunately, not many intrepid travelers or buyers are coming due to economic conditions back home. As to perceived dangers of violence, it is non
existent here.
As to my casita, in which I have clear title through a Fideicomiso (Bank Trust for the land), that title will be transferred to a new owner or he can
get a new one.

I spoke with Nels, and find that he has walked away from attempts to salvage any money from his investment in the Mulege river house. The Miranda
family will do what they will with the property and the improvements. Some will find that planning for a flood, and only investing small dollar
amounts will still make for enjoyable winters in Mulege.

sure maybe it depends on the land owner.
he rents spots, as i understand when we previewed it past spring it was about $4K a year - way too much for my friend to justify.
i think about $1500 a yr is the right price for a lot lease anywhere in Mulege.
that is do able.....about the same as any condo assoc dues.
Keith's place north side of river and elevated is the ticket now.

Living on the Rio Mulege is an experience. You've got the "good, the bad and the ugly" all rolled into one little mile or two below the bridge.

I will strongly recommend buying and living in Mulege!
Now and the next couple of years will be good for getting some good Property.
Not for Investment but to live there.
Same in the States, it is a good time to invest in Low end Rental property but you have to figure 10 years before values go back up and then they will
not be as High as before,.
Mulege has some good People, Mexicanos and Others, good Fishing, and is not overcrowded as what has happened to Loreto.
Go For it! but do It Right.

I agree that the Mulege river is a beautiful place to rest your head at nite after a hard day of fishing and bragging about it at the local watering
hole. I'll be going down to Mulege in February to look into seasonal renting of a house on the river. I'll leave the buying of Mexican property to
others that are more adventurous than I.

go to meet Saul at his Tienda. He is the brother to Gloria Davis Benziger who started adn built the Hotel Oasis in Loreto, He is also an experienced
Shrimp Fisheman and in all the years has been a good Honest Friend to me.
