so you decide to rent your House out for the time you are not here in Baja sur.you need to be registered with the hacienda and have a permit to operate this business added to your fm3 by the immigration dept. before you can rent your property. if you dint do this and rent your Property and get caught the gov. can take your Property and have you permanently deported.

this has happened here

It is the law.


And it has happened in a few places with people that don't follow it. Depending on a number of factors, it is generally overlooked as most of the people that rent their homes, don't do it legally.
I see it as kind of an "ace in the hole" for the Mexican government when they decide to do something about it.:light::lol:

There is a certain gringo enclave in which most of the homes are leased to weekenders and summer vacationers.

They have been having problems with their administrator. He's been ripping them off for years but they can't fire him because he knows that the homeowners have not been paying taxes on their rental income. Needless to say the guy has tenure.:biggrin:

Hacienda is not to be fooled with. If you make money you must have a work permit and pay taxes. Oh, and if you're thinking that you could tell them that renters are just houseguests, think again. Hacienda's test is that your guests MUST be immediate family.

Eventually you will get caught. All it takes is a disgruntled neighbor or enterprising national making a phone call. ;D

Many People think that if they use a management co. such as ours that you don't need to register But this is a deadly mistake. even if they are legal you must have a registration with hacienda and permission from immigration.

When you want to do something check the Law and stay Legal.

If you rent the house furnished you will also need to show legal fractures, or invoices, or legal importation papers for all the furnishings in the house this includes thing's like stove refrigerator tables Charis beds etc.

Wonder where they would have come up with that idea from?

Too friggen funny when you give it some thought. Like the Mexican people and government have !!

Maybe it's about "Sweat Factories", "Maids" and "Handymen" or something.
Punta Banda?? I guess it would pay to pay attention, do your homework, and be legal in a foreign country, no?

that is right Jr. the point of this is try to be aware of the local laws and stay legal. before you do anything ask a lot of Questions.
