Can you elaborate? How is the land currently held?

If that's a fence in the photograph, who owns the land on the ocean side. Sorely missing some photos here!

It's very tempting, especially as I count down toward retirement and watch the prices in Todos Santos creep higher and higher. It looks like 60 or 70 miles from TS the way the crow flies, but more than double that via La Paz.

If the property isn't gone by then, I'll definitely have a look when I visit in January. I'll be renting an SUV, so I might even try the road through Agua Blanca if I'm in an adventurous mood.

Not the friendliest of locals out there. I'm afraid they'd steal the paint off a board. However, it is really beautiful and right next to one of the best surfing areas on the southern Baja, Punto Marquez. Probably less than an hour on good dirt roads to the world famous Punto Conejo surf break. Can't believe a surfer hasn't jumped on this offer yet! I took a quad out there and road on the beach probably 25-30 miles w/o seeing anyone. Got scared I'd break don out there and my skeleton would be found months later not having the luck of Graham MacIntosh!

That's an odd shaped lot. 22m of water front is skinny. Hardly room for a house without pushing walls up to neighbors walls. Are the lots on either side available so a more useable waterfront could be assembled?

They just finished paving the road to Conquista Agraria which is 25K north of the last Pemex in La Paz. The government is also rebuilding highway one to the turn-off to Conquista Agraria right now so the trip to your Pacific beachfront property will only be 25-30 minutes out of La Paz.

The problem in the past, besides the poor roads, was that small lots were hard to find and most of the big land owners didn't want to break up their parcels on the oceanfront.

I got a relatively small parcel and I need to sell it. 1.3 Hectares (approx. 129,000 sq. ft. - Approx. 22m x 543m). Rustico (solar and water maker is best option for now) in an area that will be developed because it is so close to La Paz, so refreshing being on the Pacific side, and cheap because I have other plans. This property sold for $135K USD five years ago and I'll take a lot less than that now.

All paperwork correct. Can do the deal in cash, financing at 10% interest with 20% down, or ?. Let me know. I have several parties interested but cash talks and the other stuff walks.

The best fishing in Baja is off the sea mounts in front of Pt. Marquez according to Tailhunters but it isn't fished regularly because the harbor in Cabo is too far away. Could be your near private playground.
