That's almost a half acre of land with a nice view of the ocean. If you like an ocean view with a fixer upper on it you take the owner to a notario or Corett to get the deed, arrange a sales agreement, enter into a fideicomiso all for about $10,000 U.S. That's couch cushion change for a place that close to superb fishing and easy living.

Doesn't it make a difference as to how far the break-up of the ejido has progressed? We have friends who paid for some ejido land in Bahia Asuncion that had been divided, so there was one seller. However, they have been waiting for a few years and still cannot put the land in their corporation. They have been told it is being held up in Mexico City??

They are not really concerned that it will happen, however, it is just a matter of when and they don't want to proceed with any plans until completed.

Boy, the price of a fidieocamiso sure has gone up!

Kat, there are still a number of people in our area who only have outhouses---it is changing, however. Besides, in our area building a septic is just not that expensive and can be done quickly. It is not a big deal.

We have an ejido property that was titled to one man who was able to transfer it to our corporation with no problem. Ya just never know how the bureaucracy is going to work. For 3500, the risk is pretty small if that is the lot you really want.
I think if we had to do it over again we would look for a long term rental each year rather than buying and building. I am tired of commitments and hassles.

hi again...sorry I didnt answer right away...it's sunday, I had lunch with some pals, welcomed 3 nomad families and drank some beer with dear Zoe on the patio...busy busy busy. It is semana santa and last nights birthday party was a doozie...trip report with more accordian accompanyment as well as incriminating photos to come....maybe.

So to answer some of Kat's questions...the seller told me yesterday about this..no time to go to San H to take photos....I will look through mine to see if I have one somewhere. The title is in the owners name and can be put into a fidi ora notary can get you something in between to make it yours...gringo or not. Several people have the same type of titled land here and have no problems. It's not a lease, you own it. I have lived most of my adult life without an indoor bathroom...it really is no big deal. Outhouses can be most pleasant. ONe can easily put a septic system in there for around $800 for a simple one...then toilets are another hundred bucks...plumbing...etc etc...hmmm...but you can make a pretty nice outhouse for a hundred bucks!!!

i couldnt find any pics of this house but here is a little album of photos from when we took some friends there to hang with Juan's sister's family...way fun.

Ejido legalities & title issues aside, IMO, how much money the land owner might need to send his son to University is a moot point. The salient fact is that the land alone is most likely worth appreciably more than $3,500 USD. I think it's doing a huge disservice to the seller to not have him at least investigate the values of land in that area & advise him to price it accordingly. In my mind, too many people take advantage of the locals lack of factual knowledge. The seller obviously needs funds for a highly commendable reason....don't take advantage of his short-term need by screwing him! This could be a terrific win/win situation for both seller & buyer....$3500 for 1,920 square meters of view property is, IMO, rape!:no::no::no:

Sorry all you raffle ticket holders! While the idea is good in theory, what happens if only $1,500 worth of raffle tickets were sold?:?: Would any of you in good faith honestly expect the seller to hand his land over to the winning ticket holder?:(:(:(

Legs...............I would set a minimum amount (say $5000)....if the minimum was not reached, no sale and return the money.........heck, might even just pass along my donation to the kid......at least he wants to pursue an education
