What are you guys getting all self-righteous about? They found a property that was too much to handle. They are trying to get investors. If you have a
problem with that then...How would YOU do it differently?

from the website...
"We have substantial assets in North America"
Why doesn't pilar purchase the property and then sell the investment.
There is currently NO risk for pilar...
They could walk away and leave investors hanging.
Stuff happens even if they have VERY GOOD intentions.
from the website....
"We are setting up the "form" of ownership"
Mexico is VERY clear what kind of ownership foriengers can have.
Is there a Mexican Corp in place?...i don't see it.
from the website....
"We are opposed to subdividing the property (at first). Subdividing property in Mexico is very time consuming and expensive. Also, once property is
subdivided the government agencies are involved in all improvements (e.g. roads, utilities, wells) which again is very time consuming and expensive.
It is far more advantageous to share one property with CC&Rs until the property is fully developed and then, if desired, subdivide. To give a
simple example: if a road is constructed on private land and exists for five years before the property is subdivided then when the property is
subdivided the road is adopted an official road without paying fees or acquiring permits."
Did you EVER get 10 people to think the SAME
Offical roads to get to you property IS VERY IMPORTANT!!!
Problems WILL come up later.
Just because its "time consuming and expensive" is not an excuse for "doing it correctly"
from the website....
"The plan is to control the ownership of lots by partnership shares with each 10% ownership share entitled to one beachfront lot and the rows of lots
behind that lot. So, for example, if there are 10 oceanfront rows and 7 east-west rows then the investor would have the entire 5 to 6 lot row
starting at the ocean and extending east & west. This would be the starting point. Working together the partners could exchange lots to form
blocks of lots (if they wish). Actually it is very simple and supports rapid development"
With out deeded or trust land you have NO control....
Each lot 50 feet wide...measure your house and side yard today...
The place WILL be PACKED...think ahead.
Where is the water?
Electricty?
Septic?
Approved Permits for the Mexican plan for the property
Mexican Enviromental Impact Report done?
Concession?
OLd underlaying Deeds? (Punta Banta)
They want investors to pay $28,000 for their piece of the dirt...risky is NOT the word

Hola - in response to your questions - our next trip to the property is July 22nd. We are picking up folks from the San Diego Airport and heading to
Ensenada for breakfast with the attorney. From there we visit the property and meet with the Engineer, Architect and Emilio (hopefully, our
caretaker). We then head back to Ensenada and spend the night at El Cid. There are about a dozen people going so far, same as the Jun 9th trip.
Thanks for your interest and your comments about the posts on this web... enjoy, Maria Del Pilar

Hey Bob & Susan -- I'm impressed.. for you to spend that much time on something you don't even care about.. shows you are either very bored or
very scarced... lol I saw a lot of opinions (you are the King of that!) No knowlege.. and, to your credit.. no lies stated as facts.. Very well
done.
Enjoy, Maria Del Pilar - wish you great happiness living in my country!
My gosh, that is one very long post...

No, she's not a US citizen. ************. Bob and Susan gave a very fair and balanced analysis of the issues involved in this "investment,' and in
typical fashion, Pilar pillories them. I can't believe how easily she yields to the to temptation to attack. Yessir, a first-class investment
opportunity.

It would be nice if you would address the points made by Bob & Susan. When you san "No knowledge" that is true - and that's why I would like to
see you clarify it. So we CAN have som knowledge with which to make some assessment and decisions.

Hola Bajamigo (lol) - thanks for the nice comment. You are another who speaks with little to no knowledge - not a US citizen. lol. Sorry if the
truth about Bob & Susan offends you.
Below is a direct and honest quote from Bill & Susan telling me what to do and how to do it (masters of ordering other people around) AND this is
a direct quote.. you can find it on this thread!
don't try to sell it telling people that "things will happen soon" like an international airport...it just won't happen
OK, Mr "Bob and Susan gave a very fair and balanced analysis" find any post by myself or anyone else stating that "things will happen soon" You
find the quote! Tell me, is that is an outright lie or just a self serving misquote.
Now consider this from lencho. "...they were careful of their demeanor that they not be thought to have opinions on what they heard for like most men
skilled at their work they were scornful of any least suggestion of knowing anything not learned at first hand." --Cormac McCarthy, All the Pretty
Horses.

Pilar has stired-up a hornet nest and has come out swinging! Don't have a dog in this race. Enjoying the back and forth exchanges. Being a redneck
from down south, can't help but enjoy a good peeing contest. Heck, Pilar will probably jump on me for being a red neck. She's a combative lady.

Well I'm with Lou I would like to see the points made by Bob and Susan answered. Rather than fiestily beating around the bush.

Hola Cypress -
(((There is no risk to Pilar.. tell me what this is based on?)))
Now that is a down right lie.. as only Bob & Susan know. You see, somehow they got into the private webpage of the partners of Playa de Arena and
quoted the deposits. So they know this is a lie. However, back handedly they are right.. because to partnership has voted for Title Insurance.
((("Why doesn't Pilar purchase the property and then sell the investment.")))
And be another big developer, lol, and charge the big bucks, and set up the 51% corporations, and get kickbacks from all the home owners for services.
Nah, I'll leave that to Bob & Susan! And again this is a silly question.. if they would read the posts they would have noticed this question
has already been answered.
(((Mexico is VERY clear what kind of ownership foreigners can have. Is there a Mexican Corp in place?...i don't see it.)))
Now this is the worst of all comments! Can you figure out why? Forming a CORPORATION for residential property is ILLEGAL and many North Americans
are going to pay the price for trying to get around the law! I sure hope the properties they are advertising aren't sold as a corporation!
(((Did you EVER get 10 people to think the SAME)))
- this makes sense.. anyone know thinks he can order everyone around like Bob & Susan could never figure out how people can work together
(without having to bend over and kiss their feet!) We have 20 people working together with 120% energy. When we disagree we do so respectfully and
then vote. Vote, wow, a new concept for Bob & Susan.. and one that, sad to say, is dying out.
(((Offical roads to get to you property IS VERY IMPORTANT!!! Problems WILL come up later. Just because its "time consuming and expensive" is not an
excuse for "doing it correctly")))
No one understands what he is trying to say, sorry! Roads, Mexico.. isn't this one of the easier topics...
For them to talk about a Deed is funny. A while back my husband discussed "Titulo" on this website (you can verify with Doug). He had a very
pleasant exchange with Bob & Susan. Based on the conversation.. Bob & Susan went back through their massive amount of paperwork and actually
found they had a Titulo. Thanks to my husband they now know they have TITLE.
The remaining comments are just plain silly! Sounds like a big developer talking! However, I will answer: This is being worked out by a group of
people who can think for themselves, know how to use professional assistance and work well with others. Many are professionals who don't need someone
telling them what to do. They have been working on the items below and many, many more.
(((Where is the water? Electricity? Septic? Approved Permits for the Mexican plan for the property Mexican Environmental Impact Report done?
Concession? Old underplaying Deeds? (Punta Banta))))
(((No we don't want investors to pay $28,000 for a piece of dirt.))) The investors have been to the property and immediately made their deposits to
the Custodial Account (another new term?) On July 22nd another group of 12 or more people will stand on "dirt" and meet their neighbors and most
likely fall in love with the property. What is exciting is that some of the first group wants to come down and meet the people of the second group --
it's called bonding, and we do tend to party a little too much! The sad part, is there is only room for 8 of them.
(((...risky is NOT the word)))
risky is dealing with a person who bought property without knowing what a Titulo is and didn't even know if they have one! Now, that is far more than
Risky!
You need to check Bob & Susan's website. They are backing developments to the south. The thought of 20 North Americans and/or Mexicans coming
together to create their own community and not paying the developer's bid bucks worry them. And it should, because this is now a worldwide trend.
We have been approached by other middle class Americans familiar with Baja Sur who are asking us to help them create our concept in their area.. so,
anyone making the big bucks off the gringos coming to Baja should worry - not about us.. heck we are the little fish.. but about the concept.
This is how the Big Full Service Stock Brokerage Companies acted when the Discount Brokerage Companies were formed. A lot of half truths, mud slings,
denial and insults - all of which didn't work!
Hope this answered your questions... got research to do.. thanks, Maria Del Pilar.

Pilar, Take a few deep breaths! It's gonna work-out just fine. Things are gonna be OK! You'll be alright. Keep 'on swinging! Nothing like a good
knock-down-drag-out to get folks attention!
