San Juanico real estate mess
Looks like the usual suspects in San Juanico are up to no good.
I just saw this and traded emails with someone down there about it.
Supposedly a group of friends have been mislead by a well known guy in town into paying a panga load of money to "undo" the lease on the point. The
guy who operates the restaurant and campground is going to fight it out in court.
Unfortunately, another great destination slips into the cesspool.

San Juanico RE Scam???
Welcome to the board Skibum.
As far as a "real estate scam" in San Juanico goes, do you have any hard, reliable evidence of a scam, or are you just repeating unfounded rumours
posted on the San Juanico board???
There's a big difference between the local Ejido wanting to sell their (leased) land, and a "scam". If they want to sell, and they're willing to work
out a legal settlement with the Leaseholder/s, it's called "business", not a scam.
If you're going to start repeating accusations/rumors you found posted somewhere else (..by a brand-new member of that board), I'd suggest you'd
better do a little research first.
That said, do you have anything besides hearsay to offer on the situation in San Juanico???

Hearsay is the name of the game in Baja real estate. Would you buy a property from someone with a reputation for past deals that have gone sour? You
ask around and make your own judgement. I for one, buy in Baja based on seller reputation and lawyer advice.
In this case, the players are well known.

As I mentioned on the other website, there 'aint nutin gonna happen until deh git water 'n power to da area....dat's it!
As far as "scams", I'm sure there's a fair amount of hanky panky going on out there, but it's no different than anywhere else (RIP Cornell). It's a
beautiful place, so it's inevitable that it gets developed. However, I'm more worried about the ejido than any squatting gringos. The ejido has one
shot at this, and there are wonderful people living in town that would benefit so I hope they do it right - even if it doesn't involve surfing.

all that town needs is an airport/pista de tierra and it will go gangbusters.
imagine getting there in about 2.5 to 3 hours from SD or PHX - sort of makes any weekend a trip possibility for us working slobs.
as far as investment advice for the area.....in Juan we trust!

i keep getting e-mails from black marlin real estate( i believe that's the name) wanting to know if i am interested in investing in property there.
could this be the group involved? (though from their messages it sounds like they have things wrapped up from 4th point out...)

Mike, can you give advice on the best plane to get my 10'6" short board down to Scorpion when they get the Ritz Carlton Airport , Spa and Golf Resort
finished. I will need extra capacity for golf gear and 6-8 close friends. Thanks in advance for advice.

mike that kinda looks like an airport on the left side of Juan del Rio's photo. I've never been there, am I misreading that?

That airstrip was shut down many years ago....deep ruts every 10 feet or so......in the old days, every so often a plane would come in afterwhich a
sweet aroma could be detected throughout the town.
Nowadays, that only happens when an old rusted shrimp boat shows up....whodathunk that a rust bucket could smell so sweet?!?!
Many years ago I was miles north of town on the coast in total seclusion for many hours when who comes over the hills?......the navy in an old Huey!
They touch down on the beach and we have a wonderful conversation about the weather, fishing, etc., and then they were off! It was very surreal....

...that's ok, this is fun and I haven't heard of a scam or mess with property purchases in San Juanico other than the usual stuff that's been going on
for years!
As far as getting a few of your buddies to the new San Juanico Ritz-Carlton Beach Resort and Palapas, this could most likely be arranged for sometime
this month. Sure, the plane isn't new, but come on..."this is Baja" and some dust is good for sales and marketing. Cadeje International isn't always
open either, so make sure you come in on a medical "hall pass".
